With this in mind, addenda added to your project while construction in underway can extend completion dates, especially in circumstances where additional permitting and inspections are necessary to complete these additions.
You may ask what is classified as an addendum? The textbook definition of an addendum is:
- addendum n. an addition to a completed written document. Most commonly this is a proposed change or explanation (such as a list of goods to be included) in a contract, or some point that has been subject of negotiation after the contract was originally proposed by one party.
We view anything requested in addition to what is noted on your contract as an addendum. This can be making the decision on site to extend a patio two more feet, or adding railing where none has been discussed prior to arriving on site to begin your outdoor living project. Addendums can be small or large, and everything in-between. Deciding to make changes to your agreed addition which differ in what is outlined in your contractual agreement once work has begun can not only cause a great deal of confusion, the cost associated with these add-ons can quickly add up.
Addenda that seem minuscule can sometimes mean incurring large additional more costs in the part of the project you don’t see; such as additional permitting, inspections, site preparation and structural work that has to be completed prior to safely and cohesively add-ons that appears to be only cosmetic to the client. Addendums decided on a whim without all decision makers, and your design consultant present, can also add confusion to the project and create a situation where your project timeline is affected.
In a perfect world, addendums would occur prior to scheduling and breaking ground on your outdoor living addition. It is important to not add a great deal of changes prior to your anticipated project to ensure it runs smooth and on-time. This is why it is crucial for all parties that addendums are made in writing through your design consultant. For the protection of all parties involved any additions made after the initial contract is signed must be in writing and signed on by all responsible parties.
