Archadeck of West Central & Southwest Ohio wants to help make your outdoor living project easy and hassle-free!

Kettering OH 2013 dream deck projectA customer’s first concern is generally when their project will be completed, and this is completely understandable, you’re excited and ready to spend time in your outdoor living space. It is only natural to anticipate the enjoyment a new outdoor living space provides! But for Archadeck of West Central & Southwest Ohio, our first concern is getting the project done correctly, in a timely manner and with the safety of you and your family in mind.

Ensuring a smooth, timely project depends heavily on having all the “bases covered” in terms of planning. Most of the homework required to begin your outdoor living space is covered as part of our planning process. However,  there are items that the customer is responsible for and it is always best to have these prepared and in-hand prior to beginning your project, these include but are not limited to:

  • Gaining the approval from your HOA (Home Owners Association)?
  • Are there restrictive covenants that will not allow the build of your structure on that property of land? What about Green Space covenants?
  • Can you be prepared to pay for a stamped engineer letter on the plans if the need arises?
  • Do you have a plot plan that includes proper setbacks for building?
  • Have you received zoning approval from the city for the proposed use of land?

These are only a few of the factors that can affect the build timeline. It’s important to get the HOA’s approval to build since they have the final say on how the property will be altered. An HOA isn’t the only thing that can hold beginning and completion of your proposed addition back, there could also be restrictive covenants which can deny the build from happening on the property to preserve the value of adjoining land. These are all things we will ask you. It is your responsibility as the homeowner to research and provide information to ensure the build timeline is on schedule.

Dayton outdoor living with petsOnce the planning prerequisites have been addressed, Archadeck of West Central & Southwest Ohio also asks each of our clients to go over a “to do” checklist prior to our crews arriving to begin your project. These are in place to ensure not only a timely project timeline, but also as safety precautions for you, your family, your pets and our team members. These include but are not limited to:

  • Clearing the yard of any debris, including trash, animal feces, etc. and making sure the area is clean of any toys, or outdoor furniture.
  • In addition to cleaning up the yard where workers will be, make sure there is a designated area that materials can be dropped off, Archadeck wants to ensure the materials are being delivered properly and in a timely manner.
  • To ensure the safety of both furry family members and the Archadeck crew, we ask that you keep pets out of the area and put them in a safer environment during that period of building.

Our utmost concern is to ensure you receive the best experience you can with us, and we believe that we can achieve this by working together and overcoming any obstacles that might stand in our way!

May is National Home Improvement month — and we are celebrating!

Home ImprovementMay is National Home Improvement Month. Improving your home, both inside and out, has tremendous potential to change the way you live and enjoy your home. When considering the area(s) that would gain the most benefit from improvement it is important to consider where you and your family like to spend your time. What parts of your home do you enjoy the most? What would you like to change? What could you add or improve in your home that would make you want to spend more time in it? Home improvement isn’t just about fixing a sagging door, a new roof or replacing shrubberies. It’s about reimagining your family’s home as you would love it to be including changing the way you live outdoors!

This entire month is recognized as National Home Improvement month through the National Association of the Remodeling Industry. In honor of the occasion, NARI is providing National  Industry chapters and members with tools to get homeowners interested in remodeling this season including outdoor living structures!

Nari LogoAs a proud member of NARI, Archadeck of West Central & Southwest Ohio wants you to know that we specialize in designing and building custom outdoor living structures in and around the Dayton and Cincinnati areas. Our outdoor living spaces not only increase your enjoyment, they also add value and function to your home and landscape.

After you’ve spent some time thinking about what you’d like and doing a little research about various project options on the internet and elsewhere, don’t forget to take a few minutes to give some thought to what the potential Return on Investment (ROI) for the project is likely to be. Various industry groups do annual surveys that provide numbers on this subject, but I’d like to share a few from my line of business.

Mechanicsburg-OH-Staged-project-with-deck-and-pergola-

According to the report, and based on the natural averages gathered during 2015, outdoor living spaces such as composite (low-maintenance) decks and wooden decks show a nice return on investment (ROI). A  midrange deck addition built of composite reflects a ROI of nearly 64.4%, with a deck addition built of wood recouping 75%. If you look closely at the project types listed below, you will notice that the ROI for a deck addition exceeds that of many of the traditional home improvement projects — such as roofing replacement. This is proof that outdoor living structures, such as decks, play a vital role in the value of our home’s design and the way we gauge their importance.

Archadeck of West Central & Southwest Ohio Explores the History of the Backyard Deck

Kettering, OH dream deck winnerToday’s deck is not your father’s deck.  Not the plain Jane deck by any means. Decks have become the centerpiece of the backyard. Looking into the history of our favorite backyard destination, believe it or not, have much to do with the industrialization and the post-war economy of America.

THE HUMBLE BEGINNINGS OF THE DECK

outhouse“It’s another Pleasant Valley Sunday, charcoal burning everywhere…”

The popular Monkee’s song from the 1960’s conjures visions of backyards and barbeques.  Interestingly, until the 1950’s and 1960’s, the backyard was not the focal point of fun and relaxation as it is today.  It served a more practical purpose of being sustainable to support the family.  Families kept cows for milk, chickens for eggs and meat, and pigs as garbage disposals.  A garbage pile was located near the far end of the property many times along with an outhouse, so the backyard was usually filled with malodorous odors that made it less than conducive for relaxing outdoors. Quite a different picture than what the backyard is today — What had once been a place to grow food and sustain families has become a place of leisure and relaxation.

As we evolved so did our backyards. The American culture itself changed.  The evolution of the backyard began when households shifted from being self-contained and supportive to supporting the local economy of shops and stores.  Gone were the animals and odors once indoor plumbing and sanitation became standard practice. Gone too, was the labor of toiling for that night’s dinner.  Now there was actually time for leisure and relaxation.

civil war era photoAfter the Civil War, porches served as a place to relax and converse after a meal.  In the 1920’s, with the invention of the radio, families started to gathering in the living room to listen to the evening’s entertainment.  Because of the fear of automobiles blowing up, garages were placed to the rear of the property, taking up part of the backyard. Starting in the 1950s, the garage was then attached to the house, freeing up space.  The backyard was no longer thought of as a practicality. The idea of having your own little piece of green space behind the house in order to relax and to play was the new vision. The backyard became our haven from life, our refuge.

Ruins of the Fortress Masada in Israel

Ruins of the Fortress Masada in Israel.

While no one knows exactly who invented the concept of the deck, there is evidence to suggest that patios were used in ancient Israel, either on the rooftop or the courtyard as a place of leisure and entertainment.  Decks in America were born out of the desire to entertain outside, becoming a key element to our homes, defining the backyard, part of our lifestyles,  just as the porch did in the front of the house earlier.

It was not until the early 1980’s, however, that decks really started come into their own as homeowners began to think about decks as an extension of their interior living space.  Previously, most decks were a simple 8 x 10 foot platform.  As Americans began having a more active, outdoor lifestyle the inside was brought outside.  Outdoor cooking, “grilling out” became the trend that made the deck an extension of the kitchen.  From the simple grill, the deck is now a fully equipped outdoor kitchen, with cooktops, refrigerators and warming drawers—even the kitchen sink.

cookout

Backyards are now customized to form an individual’s artistic expression and style, just like any other space in one’s home.  Today, decks can be integrated naturally with the house and surrounding property including natural elements of rocks, trees and running water into the design.  Other amenities that can be incorporated into the design are even more elaborate structures such as multiple levels and innovative shapes as well as pergolas, gazebos and roofs.  Because the decks are versatile in their design and entertainment value, they have become the outdoor great room where you can swing in a hammock, curl up with a good book or soak in the hot tub.  As a stand alone structure, or as an element in an entire outdoor living environment, today’s multifunctional deck does it all.

Custom fabricated pergola on Spring Valley OH deck

The custom fabricated pergola adds valuable shade to this deck in Spring Valley, OH.

The one aspect that homeowners often dislike about their deck is the chore of maintenance. During the 1970s decks were solely built from of wood which requires annual maintenance. The last decade has seen an upsurge in wood alternatives such as all-plastic lumber and composites, which mix plastic with wood fibers. Synthetic materials currently account for about 15 percent all decking material sold in this country.

Here at Archadeck of West Central and Southwest Ohio we are continuing the legacy of the backyard deck in the Dayton and Cincinnati region. We specialize in custom deck designs designed from wood, hardwoods and the highest quality synthetics on the market. Let us build the deck of your dreams and let your imagination run wild.  With so many options and amenities available to the homeowner, you can create your own style and have a truly unique outdoor living space customized specifically for you.

  • Bamboo deckingBamboo Decking — the “green” choice for your outdoor living addition

Highly sustainable, bamboo is one of the fastest growing plants on the planet and can be harvested approximately every four to six years. Even though it is considered to be a very invasive species, a strong, dense and difficult to control plant with the ability to take over an entire lot (acreage) over time from just one sapling, it is environmentally friendly. It doesn’t require pesticides or other harmful chemicals for protection, it captures carbon effectively and doesn’t endanger hardwood forests like other natural materials (pine, hardwoods, etc.) As for maintenance to keep its exotic appeal, it requires no more work than you would need to do for a hardwood deck and the actual maintenance is very similar. Archadeck of West Central & Southwest Ohio now offers this amazing decking product to create just the right aesthetic for your particular project.

”Let this be the year that Archadeck makes your outdoor living dreams come true”

An Eze-Breeze porch enclosure system by Archadeck of West Central and Southwest Ohio gave these Centerville, OH, homeowners a lot more to be thankful for this Thanksgiving!

Eze-Breeze porch enclosure systemAs a leading Miami Valley outdoor living space contractor, we here at Archadeck of West Central and Southwest Ohio have custom designed and built hundreds of decks, patios, sunrooms, porches, three-season rooms, outdoor kitchens and more. One of the questions we are asked quite often is…which is better, a sunroom or a screened porch? Without a doubt, each of these outdoor living structures have their own set of benefits, but to be honest, the Eze-Breeze porch enclosure system gives you the full benefits of both in one room!

MosquitoSunrooms are typically room additions with many windows, rather than screens, which allow you comfortably stay indoors, possibly with air conditioning and heat, while still enjoying the outdoors and the view outside all year long. Screened porches on the other hand, give you all the benefits of a covered porch–a comfortable transition from inside to outside, protection from the sun while still being able to experience nice breezes of fresh air—with the added benefit of not being hassled by bugs!

In addition to providing solace from dangerous insects, screened porches updated with the Eze-Breeze porch enclosure system also guard against inclement weather, backyard debris and pollen and even extend the period you can enjoy the outdoors by making your outdoor space more inviting. This versatile enclosure system features vents that slide either vertically or horizontally to fit your needs. Fixed vents are also available to accommodate spaces above your vertical- or horizontal-sliding vents, allowing for incredible floor-to-ceiling views.

It is this versatile, have-it-all quality that made the PGT Eze-Breeze porch enclosure system so appealing to our most recent clients in Centerville, OH and led them to contact us. They already enjoyed using their existing screened porch for two out of the four seasons, but felt like they were still missing out on some prime usage. With our professional installation of this system of vertical sliding panel of vinyl windows backed with screens, they do get more! When the weather is right, they can slide them down for a screened in porch, and pull them right back up when it’s raining!

Window options include:

  • vinyl windows – strong and shatterproof; flexible and lightweight to make the sliding easy, yet still provides the same view as regular glass that is
  • removable glass panels and windows – for something more durable and insulating

EzeBreeze SystemTo complete the update of their favorite spot in the house, we also installed a new Larson storm door for its good looks and energy efficiency. As you can see in these pictures, these homeowners now have a dry, wind-free, bug-free living space they can use three of the four seasons here in southwest Ohio and we completed it in time for their Thanksgiving Feast!

“Let this be the year that Archadeck makes your outdoor living dreams come true.”

Archadeck of West Central & Southwest Ohio explores why NOW is the best time to move ahead with your outdoor living structure addition!

Big question MarkOut of all the questions homeowners ask us in regards to planning and building an anticipated outdoor living space addition, the most frequently asked is “WHEN is the best time to build?” Many factors can fall into play when answering this question, but in essence if you are  ready to pursue your addition then there is no time like the present to get the ball rolling!

While there is never really a wrong time to begin your outdoor living space project since we build structures year-round,  there are advantages to begin the process during the fall and winter months.

  • hassle-free no textAdvantage — A good  reason to begin your outdoor structure in the late fall and winter months is there may be less wait time to begin construction. Gaining approval through HOA’s and permitting will take less time because there is less backlog and this can often make the wait-time minimal in most cases. Making the decision to build now will ensure being able to enjoy the benefits of your new structure sooner and in plenty of time for the arrival of the outdoor living season in the months ahead. Keep in mind, when dealing with a quality builder wait times can be longer, especially during the warm season. Deciding on a fall/ winter project can greatly reduce those wait times.
  • Underside of a cedar shingle gazebo roofAdvantage — If you are considering a structure built from wood, a cooler month project timeline will provide many benefits. Wood requires a time period of acclimation and curing. The laws of expansion and contraction always apply when it comes to working with wood. All wood is hygroscopic, meaning that when exposed to air, it will release or pick up moisture until it is level with the humidity and temperature of the air. Humid conditions, such as those in summer, will cause more rapid expansion and contraction of wood that is not yet sealed for protection against the elements. A structure built from wood needs to cure for a period of time before the sealer or paint will properly adhere to the wood and promote beneficial protection qualities. By choosing to build during the fall & winter the least humid times of year, your new wooden deck or other outdoor structure will have ample time to cure in order to properly accept the sealer or paint you choose.
  • Winter projects mean less interruption of turfAdvantage — Your lawn and landscape will incur less stress by choosing to build during the cooler months of the year — this is because most turf grasses, trees and shrubs are in their dormant period during the late fall and winter. During dormancy, these plantings are less likely to experience permanent damage from having to be trimmed or pruned to accommodate the addition of a backyard space. Aside from the landscape, construction during the winter will cause less of an interruption to your family’s day-to-day activities and lifestyle as most people use their yards less during these months. This means the noises and materials will be less of an annoyance than they would be when you are using the yard a lot during the warmer months.
  • PlansAdvantage — Choosing to move ahead with your project now will save you money in the long-run. This is a driving factor that drives many “fence-sitters” to move ahead. Material prices typically rise during the first part of a new year, especially when dealing with synthetic materials such as composite used for decking.  Along with saving money on materials in some cases building your structure in the later quarters of the year can also help you out when it comes tax time. In addition, if you intend to finance your new outdoor structure, the interest rates are still extremely low which can save you a tremendous amount over the long haul. Even if our project timeline exceeds the calendar year, deciding on your intended design and getting the contract signed prior to the end of November will ensure you are locked into this year’s pricing. For many homeowners, the savings  are reason enough to move ahead with getting all the logistics in place now, instead of waiting until later.

Increase you sense of home with a covered outdoor living space by Archadeck of West Central and Southwest Ohio

Covered porch ceiling details in Waynesville OHConsidered to be some of the first architecture created, the covered outdoor living space fulfills our desire and need to stay dry when it rains and provides protection from the blazing sun. Can’t you just imagine the Flintstone-type structure with Fred and Barney gilling brontosaurus burgers on their Big STONE Egg? Little has changed throughout the years as it is still very much in our nature to enjoy being outdoors even though we often need protection from the elements. With the popularity of outdoor living ever-increasing, many style options of covered spaces which maximize outdoor livability are available.

Elegant covered porch addition in ClearCreek Township, Waynesville OH

Covered porches, screened porches, sunrooms, and three and four season rooms are great examples of sheltered outdoor rooms that extend living spaces and the hours of leisure at home. Archadeck of West Central and Southwest Ohio believes outdoor living spaces with roofs have a practical functionality while they define the room’s parameters and add architectural character. Often homes lack much architectural character, especially in the back. Adding a porch and roof adds that needed character with all the outdoor living benefits. Roofs can also be constructed over existing patios making them part of a combination outdoor living spaces. After all, if you like it, put a roof on it!

Screened Porch Interior

As a natural extension of your home’s footprint, a covered outdoor space significantly expands your living and entertaining space, providing a perfect gathering spot for guests and family who will be drawn from indoor areas to this enticing space. With so many covered space options we invite you to explore the benefits of each of these wonderful outdoor structures in order to help you gain better knowledge of which space would best suit your family’s backyard needs.

  • Waynesville OH covered porch and deck pavilionsThe Covered Porch – Also referred to as “open porches” because they are protected from sun and unpredictable summer rainstorms, the covered porch offers the benefit of circulating fresh air with the bonus of a roof that provides shelter from the elements.
  • The Screened Porch – Giving you all the benefits of a covered porch plus one additional big benefit…protection from bugs! Keeping insects such as mosquitoes out of your outdoor living space is a huge benefit of having a screened porch. Keeping the bugs at bay will enable you to enjoy your porch late into the night without worry of being outside at the same time as mosquitoes.

Dayton Screened porch and deck builder

  • The Three-Season Room – Sturdier than your average screened in porch or enclosed deck, a three season room addition is a good option for homeowners who want to enjoy outdoor living in style but don’t need the living space available all year long. For the windows, we use single-pane glass windows or the Screen Eze porch enclosure system (the best of both worlds, screen when you want it, or a more enclosed “windowed” room when you want it too) for unfettered use of the space in spring, summer and fall.
  • Sunroom

Recent sunroom addition by Archadeck of West Central & Southwest Ohio.

The Sunroom – Sometimes referred to as four season room, all-season or year round room, this option is integrated into the construction of your home, existing roof line and exterior. For ultimate climate control, we install insulated glass windows and insulation in the roof, floors and walls, for use of the room year-round.

No matter which type you choose, a covered outdoor area will maximize the time you can enjoy the space as well as provide added comfort and protection while outdoors, increasing your sense of home.

Outdoor Living at its best in Clear Creek Township by Archadeck of West Central and SW Ohio

From a legal and risk-management perspective, your contract is king. The contract sets the tone and the expectations for any construction project, large or small. Everything from the work description and its price, client responsibilities, payment schedule, method for dealing with amendments to the work, clean up details and even the timing is laid out in the contract. We make every effort to make the customer happy but there are boundaries. If it is not written in the signed contract, it is not and cannot be an expectation…period. This means upon completion, once the work listed on the contract is completed to your satisfaction we are done.

The following aspects of our contract ensure a clear understanding of the responsibilities and expectations of both parties

  • Our Business information – company name, address, phone number and our registered business number
  • customer serviceClient information – Your name, address and phone number and the address of the building work site if it is different than your residential address
  • Date – contract signing date
  • Work description/Project scope – A clear statement or series of statements to spell out precisely what work will be done by our team, including filing and obtaining permits, making the Call Before You Dig phone call to have utility lines marked and any construction related debris removal. Specific references to materials (dimensions, special features and any other details related to the project materials) are to be listed on the specification sheet
  • Price – The total exact price (costs of materials, labor and any taxes)
  • Archadeck differencePayment schedule – Clearly indicates the agreed upon amounts and specific times for payment due at various stages of project completion
  • Client responsibilities – A clear statement of your responsibilities which would cover such tasks as location/marking of underground drain lines and sprinklers and work site clearance and refurbishing upon the completion of our work. (this can include: removal and saving any shrubs, trees or plants you wish to replant, reseeding or sodding areas of the lawn disturbed because of construction, cleaning areas on the exterior of the home in close proximity to said project or the installation of softscapes like mulch or pea gravel)
  • Signature lines – It is vital that the signatures of both parties be included in the contract to make it binding
  • The labeled project rendering, specifications sheet and warranty information (workmanship – one year and structural integrity – five years when Archadeck exerts control as your remodeling contractor) are additional components of the contract documents which help make the process as smooth as possible.

Post construction landscaping (something we NEVER do) and yard repair are items which are not part of our contract and are usually handled by the homeowner after we complete the project. However, yard repair can be coordinated through Archadeck as an above contract item and incurs additional costs which must be negotiated in writing, separately.

hassle-free no textRegarding start and end dates, we schedule by the first in first out concept. Once a crew is assigned to your project they are yours (unless you are advised differently) until they are finished; this is to minimize the disruption in your life. Throughout your project, there will be segments of time during which the crew will not be on the jobsite and this in no way means they are not working on your job. A lot of coordination items such as debris hauls or material runs as well as employee doctor appointments or sick days and inclement weather days require time away from the site. Unfortunately, bad weather today affects everyone in the queue for future start dates.

During our follow-up consultation we take the time prior to signing the contract to talk at length with you regarding each of these aspects of the project, making sure all details are included in the contract and expectations are clearly understood by both parties. This along with consistent, open communication throughout the building process helps to eliminate misunderstandings and validates what you’re getting for your investment.

Ultimately, contracts are similar to building permits, as they are both legal requirements which track the project. They’re to protect everyone involved – the homeowner, the contractor, and the municipality. If differences of opinion occur, permits and contracts serve to guide the relationships to successful completion.

Who is Archadeck of West Central & SW Ohio, and what do we do?

Archadeck of West Central and Southwest Ohio custom designs and builds one-of-a-kind outdoor living structures and spaces for homeowners throughout the Miami Valley area. These include decks, screen rooms, sunrooms, porches, combination structures, pergolas and so much more! When we say custom, we’re referring to our customer-oriented philosophy of the personalized designing and building of your ideal outdoor living space, no matter how big or small; from a multi-component structure with all the bells and whistles to a unembellished classic design. Remember, custom doesn’t only mean extravagant designs with an unlimited budget, but it always means tailored to your personal needs and tastes to fit your budget.

We help you see your backyard potential through our custom outdoor living space designs and accoutrements that further your enjoyment!

As the Miami and Ohio Valley area’s leading designer and builder of outdoor living structures, each year we set up a vendor exhibit/booth at many of the home improvement and outdoor living trade shows and expos in our localized and surrounding area. We enjoy being a part of these events because they give us the opportunity to meet thousands of homeowners face-to-face and show them examples of our past projects, explore their backyard potential and answer all their questions about what we do and how we can help them get more enjoyment out of their backyards.

During these expos and trades shows, we encounter homeowners with a multitude of questions regarding what we do and how we do it. Some come with pictures of their existing outdoor living space or structure (or the lack there of), some pull out quick pencil sketches of what they think they want and some just stop by to dream a little, and we’re comfortable with that.

Mechanicsburg Ohio unique outdoor living designsFor the most part, the questions are typically about design capabilities, the different types of building materials we offer and of course, since we are the local authorized rep for ScreenEZE porch systemsBig Green Eggs and Casuwel outdoor furnishings; we receive a lot of interest and questions regarding these outdoor living accoutrements! As a matter of fact, our booth is designed in such a way to showcase and easily display the visual aids we use to answer almost all of these questions.

However, I must confess, after twenty-five  years servicing the Miami and Ohio Valley and surrounding areas, there are some questions we receive and things people say, which still surprise me. Please allow me to share some of our typical, and our not-so-typical questions and our answers:

Q: Your company name begins with Archadeck, so does that mean you only build decks?

Dayton and Cincinnati outdoor living expertsA: No. Decks are just one of the myriad of custom designed and built outdoor living structures and spaces we provide. We also design and build screen rooms, sunrooms, porches, spa/pool decks, gazebos, pergolas, outdoor rooms…any combination of two or more of the aforementioned,  and so much more!

Q: We love our seventies style split level home and our backyard has a few issues: we want to keep the very large oak tree which is close to the back door and the yard has a slope on the side. Would you still be able to give us a multifunction outdoor living space which includes a deck, but doesn’t look like it was just stuck onto the back of the house?

A: The new deck complements the Tudor architecture of this home in Cincinnati, OH.Absolutely! Each structure is customized according to the way you want to live outdoors and to work in the space you have. Our goal also includes creating a space that looks original to your home, no matter what the age or style of architecture your home happens to be.

Q: I know you manufacture the Archadeck low maintenance decking materials, but who does all of your building?

A: We do not manufacture anything. We do however utilize the newest and highest quality low maintenance decking materials on the market today. We also design and build wooden decks such as pressure-treated, Ipe and other hardwoods. if you prefer low maintenance decking material wood, we offer a wide selection of colors and textures by TimberTech, AZEK, Envisions and Fiberon.

Archadeck of West Central & Southwest Ohio brings home three awards!

Archadeck of West Central and Southwest Ohio awards for 2014We have just returned from attending the Outdoor Living Brand’s annual conference. Archadeck corporate staff and franchise owners from all over the country gathered for an enlightening three days to increase brand knowledge while meeting with other members of the Archadeck family to discuss ideas, share successes and learn about ways to better serve our valued customers. During the meeting there was also a special time set aside for Archadeck to announce the award winners for excellence in sales, customer service and design. Archadeck of West Central & Southwest Ohio brought home three impressive awards from this year’s meeting.

Dayton and Cincinnati's premier outdoor living structure designer and builderIn the combination outdoor living space category, the outdoor living structure group considered a favorite amongst clients and builders, Archadeck of West Central & Southwest Ohio won third place for our awe-inspiring combination project in Clear Creek Township, OH. An “outdoor living combination” is achieved when the function and aesthetic assets of two or more outdoor structures are merged within the design and construction to make them function as one large space. The details of our award-winning space include a spacious open deck and porch finished in all low-maintenance materials. The project also includes a stunning patio and custom integrated fire pit.  The images below confirm that this outdoor living space truly exemplifies the visual interpretation of poetry in motion.

Miami Township award winning sunroon and deck combination spaceArchadeck of West Central & Southwest Ohio was also awarded third place in the porch and enclosures design catagory for our newly completed project for repeat customers at their newest address, located in Miami Township, near Dayton Ohio. This project is an example of our staged building program, with phase one marking the completion of the sunroom and deck. Phase two is to include a hot tub deck that leads into a paver patio with a custom fire pit (this will be completed at the homeowner’s discretion). Thus far, the completed space includes a rustic open gable sunroom built with select rough hewn cedar and a custom adjoining deck.

Archadeck of West Central and SW Ohio customer service award 2014Archadeck of West Central & Southwest Ohio was also recognized for outstanding customer service and was awarded a Customer Satisfaction Acheivment Award.
