Imagine your backyard possibilities with Archadeck of West Central & Southwest Ohio!

Kettering OH 2013 dream deck projectWe all daydream about how we imagine our perfect home would be. Whether you love cooking and imagine extending and transforming your kitchen into a culinary crescendo that would make Emeril Lagasse blush, or revamping your two-car into a dream garage worthy of charging admission to enter, we ALL have a vision of improving both the interior and exterior of our homes. Many homeowners have all the right intentions when moving forward with their home improvement endeavors, however, being able to realistically imagine the “vision” is something many struggle with.

With this in mind, Archadeck of West Central & Southwest Ohio has put together a pictorial of before and after images of clients we have completed projects for. Being able to see the dramatic, side-by-side imagery will help homeowners, just like yourself, imagine the endless possibilities in your own backyard!

This sunroom and deck addition in Miami Township, OH, totally transformed this home. The space is designed with year-round comfort in mind and is versatile day to evening.

This Springfield, OH, project entailed adding an upper deck to the homeowner’s existing lower deck. Not only did this provide the shade benefits they had in mind, it also allowed more use of the second story. The new deck is built using premium pressure-treated wood and is designed to accept an under deck rain carriage system, such as DrySnap, in the future.

This Washington Township, OH, screened porch addition changed the whole way these homeowner’s live outdoors and enhanced the aesthetics of their home too!  When we initially met the homeowners for the design consultation they expressed the need for a better space to utilize their time outdoors. Their only outdoor space consisted of a concrete pad which they were using as a patio, but the sun and insects prevented them from enjoying it during the afternoon and around dusk.  The design we created includes a screened room built over the backyard’s existing pad. To further the functionality of the backyard we also built an open-air paver patio off the porch.

An Eze-Breeze porch enclosure system by Archadeck of West Central and Southwest Ohio gave these Centerville, OH, homeowners a lot more to be thankful for this Thanksgiving!

Eze-Breeze porch enclosure systemAs a leading Miami Valley outdoor living space contractor, we here at Archadeck of West Central and Southwest Ohio have custom designed and built hundreds of decks, patios, sunrooms, porches, three-season rooms, outdoor kitchens and more. One of the questions we are asked quite often is…which is better, a sunroom or a screened porch? Without a doubt, each of these outdoor living structures have their own set of benefits, but to be honest, the Eze-Breeze porch enclosure system gives you the full benefits of both in one room!

MosquitoSunrooms are typically room additions with many windows, rather than screens, which allow you comfortably stay indoors, possibly with air conditioning and heat, while still enjoying the outdoors and the view outside all year long. Screened porches on the other hand, give you all the benefits of a covered porch–a comfortable transition from inside to outside, protection from the sun while still being able to experience nice breezes of fresh air—with the added benefit of not being hassled by bugs!

In addition to providing solace from dangerous insects, screened porches updated with the Eze-Breeze porch enclosure system also guard against inclement weather, backyard debris and pollen and even extend the period you can enjoy the outdoors by making your outdoor space more inviting. This versatile enclosure system features vents that slide either vertically or horizontally to fit your needs. Fixed vents are also available to accommodate spaces above your vertical- or horizontal-sliding vents, allowing for incredible floor-to-ceiling views.

It is this versatile, have-it-all quality that made the PGT Eze-Breeze porch enclosure system so appealing to our most recent clients in Centerville, OH and led them to contact us. They already enjoyed using their existing screened porch for two out of the four seasons, but felt like they were still missing out on some prime usage. With our professional installation of this system of vertical sliding panel of vinyl windows backed with screens, they do get more! When the weather is right, they can slide them down for a screened in porch, and pull them right back up when it’s raining!

Our three-dimensional translation of your custom outdoor living space visions proves that seeing is believing

Archadeck 3D rendering

Archadeck three-dimensional rendering

They say a picture is worth a thousand words and when it comes to custom designing and building outdoor living spaces, we here at Archadeck of West Central and Southwest Ohio believe that phrase is especially true. When you first began considering the addition or renovation of your outdoor living space, you probably did a fair amount of research and checking out pictures to compile your thoughts and ideas of what you want in an outdoor living environment. We use three-dimensional renderings, sometimes referred to as isometric designs, to ensure that our translation of what you have envisioned is right on target.

Before image of property prior to preparing design.

Before image of property prior to preparing design.

It all starts during our initial consultation where we ask several categories of questions and perform a visual inspection of the property and your home’s existing architectural style. Depending upon the information we gather, there are many factors that influence the design and construction of an outdoor living space. Attempting to convey some of these points can be very difficult…for example: roof tie-ins and how your space will blend with transitional areas of your home such as existing windows and doors with a traditional one-dimensional blueprint.

3D rendering of proposed design prepared for Archadeck of West Central & Southwest Ohio

Three-dimensional rendering of proposed design prepared for Archadeck of West Central & Southwest Ohio.

It is through the use of 3D renderings that we can provide you with a visual representation of your proposed space that “comes to life” from many different angles and enables you to make informed choices on the aesthetics and placement of your space. We even add outdoor furniture to scale in the renderings to really give you insight as to how the addition would perform in the real world — not in a flat, lifeless plan that leaves you guessing “is there room for my outdoor dining set and a conversation area?” Taking the time to do this before construction begins is very important because at this early stage, changes can be made more easily and cost effectively on paper vs. building materials. Rest assured that we will work with you to make adjustments to the custom plan to your satisfaction prior to breaking ground on your project.

Additional benefits of isometic renderings for an outdoor living space project include:

  • Identification of design issues or misinterpretations: High Quality outdoor living structures are sophisticated pieces of workmanship and so it is often difficult to visualize completely through just two-dimensional drawings. Viewing it from every angle in a 3D rendering typically catches potential issues and rectifies them well before construction begins. This helps to reduce unnecessary costs and also save on the time required for construction.
Plans

Typical traditional two-dimensional plan of yesteryear.

  • Effective communication to client: It is very important for an architect to deliver to their clients exactly what they wish for from their building. Often a gap is noticed between the client’s needs and the builder’s understanding of it which leads to the proposal being in some ways different from what the client was actually looking for. This is eliminated when three-dimensional renderings are utilized.

As you can see, getting it right for you and your needs is very important to us. The isometric design is the tool that gives us the ability to show you how your structure will impact, and alter the look of your home and property. In addition they are also immeasurable in our staged building projects, as they enable the homeowner to see each facet of their project in each stage and how it will appear frame by frame.

Our outdoor rooms accentuate the positive and eliminate the negative aspects of outdoor living

Enjoy your outdoors with Archadeck Outdoor LivingHaving the freedom to enjoy the outdoors without worry is an important aspect of leisure and recreational time. Being able to mingle and relax in your own backyard adds enjoyment to time spent with family and friends. In this day and age there are many outside influences that can impact the time we spend outside. At the top of the list is undoubtedly insects. Not only are insects a nuisance they can also be quite dangerous — hence the mosquito and the many illnesses it is capable of passing onto us!

MosquitoHere in Ohio reports of the mosquito-borne illness, West Nile Virus, have already begun to pour in. The Ohio Department of Health reports one of the first two confirmed reported cases of the season came from Hamilton County OH, near Cincinnati, just a few weeks ago. According to the Centers for Disease Control and Prevention (CDC) as of late August nine cases in total have been confirmed in Ohio thus far. West Nile Virus is capable of making you, or a member of your family, very sick and can even be fatal — proof that protecting yourself and your loved ones from coming into contact with a mosquito is important.

Along with proactive property management and having your property treated by a mosquito control professional, it is also important to consider the way you and your family want to live outdoors in correlation with additional protection offered through your outdoor living space. For example, decks offer minimal protection from insects and outside influences, while protected outdoor rooms such as screened porches, three & four season rooms and sunrooms, can deliver the same enjoyment with a layer of protection against outside influences. We aren’t implying that having an outdoor room will totally eliminate the risk of contracting a mosquito-borne illness, but having a space in conjunction with your backyard deck or patio that offers a barrier of protection so mosquitoes are less likely to enter and bite certainly won’t hurt! Our outdoor rooms accentuate the positive and eliminate the negative aspects of outdoor living — because when it comes to mosquitoes, it is you against the world!

Sunroom

  • The Screened Porch – Giving you all the benefits of a covered porch plus one additional big benefit…protection from bugs! Keeping the bugs at bay will enable you to enjoy your porch late into the night without worry of being outside at the same time as mosquitoes.
  • Dayton Screened porch and deck builderThe Three-season room – Beefier than your average screened porch, a three season room addition is a good option for homeowners who want to enjoy outdoor living in style but don’t need the living space available all year long. For the windows, we use single-pane glass windows or the SCREENEZE porch enclosure system (the best of both worlds, screen when you want it, or a more enclosed “windowed” room when you want it too) for unfettered use of the space in spring, summer and fall.
  • The Sunroom – Sometimes referred to as four season room, all-season or year round room, this option is integrated into the construction of your home, existing roof line and exterior. For ultimate convenience, protection and climate control, we install insulated glass windows and insulation in the roof, floors and walls, for use of the room year-round.

Convert your existing space into an enclosed area for more comfort and usability

Pick your porch pleasure. covered or screened?Your home’s existing open porch may be sufficient for burgers on the grill or relaxing on a lazy summer day, but what about when the temperatures outside get too hot or too cold, or when bugs or inclement weather force you to stay inside? If you find that your current structure isn’t allowing you to enjoy enough of the outdoor living season, it might be time to enclose that space for more comfort and usability. As the leading custom outdoor living space design and build firm, Archadeck of West Central and Southwest Ohio offers several ways in which to convert your existing space into an enclosed area that will better serve your needs.

Covered porch ceiling details in Waynesville OHWhen homeowners decide to enclose their porch, they often seek to not only extend their living space but also to keep in touch with the outdoors by creating a sense of openness. Enclosing a porch adds value to your home and gives more space in which to spread out and relax, while having a barrier against outside nuisances. When choosing to enclose your existing open porch, structurally, you already have some of the major components in place…the roof, some of the structural overhead framework and the proper footings to support the weight of the roof. From this point you have the ability to turn the space into one of three types of outdoor rooms. Those options include:

• A screened porch – Typically the least costly and increasing in popularity, this option completes each side of the porch with framework and screens instead of windows. When we build our screened enclosures, they can be upgraded later to a single-pane, three-season porch or to an insulated sunroom.

screened porch over new composite deckFor screened porch additions, we use ScreenEze porch systems on the majority of our projects. It allows for screening larger spans and retains its shape. This means less loss of light and more open, unobstructed views than when using traditional screen. Another variable to add even more definition to your screen porch is to install ScreenEze on the inside or outside rail of the space as well. From a distance, this method conveys the look of an open porch when indeed the porch contains screen — innovative and refreshing!

For the windows, we use single-pane glass windows for use of the space in spring, summer and fall.

Dayton & Cincinnati’s deck and porch builder gives a lesson in porch 101

Pick your porch pleasure. covered or screened?

Pick your porch pleasure; covered or screened?

As the Dayton and Cincinnati area’s premiere choice for custom outdoor living structures, we are seeing an increase in requests for porches. This includes covered porches, screened porches and porches integrated into an outdoor living combination consisting of two or more structures. The reason behind the increased interest in porches is simple: porches allow protection that “open air” structures don’t. This protection allows homeowners to extended outdoor living enjoyment and more choices when utilizing their space.

For example, a covered or screened porch used in conjunction with a deck or patio will provide a place to continue the fun in the event a summer shower creeps up. Porches also serve as a wonderful way to add shade to a sunny backyard, and even protection from insects (especially pesky mosquitoes) with a screened or 3-season porch! A porch truly enables homeowners to “have their cake and eat it too” within their own outdoor living space.

screened porch over new composite deck

Some of the ways our porches stand apart from your typical porch addition is the quality we pour into each of our covered and screened porch designs. Here is a list of the most important considerations when contemplating a porch addition to a new or existing outdoor living space:

  • Screened porch deck combinations

    Screened porch & deck combination.

With any porch addition, roof tie-in is the first consideration. You need to become familiar with your tie-in options and which area of your home makes the best candidate(s) for the job. Whether the porch is tied into an existing roof or wall, there’s almost always one optimal solution. You don’t want someone to just take your gutters down and attach a fascia board, this is rarely, if ever, the best way to tie-in your porch addition.

  • Screen Eze screen system allows large spans and becomes almost invisible with the rails placed outside the screen.

Screen Eze screen system allows large spans and becomes almost invisible with the rails placed outside the screen.

When Archadeck of West Central and Southwest Ohio builds a porch roof we use traditional framing methods and we always match the shingles to the existing shingles of your home. A well-designed and built porch, like any quality outdoor living addition, should appear original to your existing home once completed.

  • For screened porch additions, we use ScreenEze systems on the majority of our projects. ScreenEze allows for screening larger spans and retains its shape. This allows you less loss of light and more open, unobstructed views than when using traditional screen. Another variable to add even more definition to your screen porch is to install ScreenEze on the inside or outside rail of the space as well. From a distance, this method conveys the look of an open porch when indeed the porch contains screen — innovative and refreshing!
  • we used a T&G pine cathedral ceiling with an open screened gable end and Velux skylights.

We used a T&G pine cathedral ceiling with an open screened gable end and Velux skylights on this screened porch in Springboro, OH.

If your project involves conversion of an existing deck into a porch, we always inspect the deck thoroughly to ensure that the structure is strong enough, and capable of supporting a roof. Decks are rarely built to hold up structurally to the weight of porch walls and a roof. Beware of any builder that tells you your deck doesn’t need any additional support to facilitate a porch addition. Skipping the installation of additional strongholds will result in posts and footings that are typically not strong enough to do the job, and ultimately failure will become a safety hazard.

  • We go over all your porch flooring options during our consultation including adding screening under the deck boards to keep bugs from coming into your porch from the underneath. We give you the choices and budgetary incentives about the best flooring options including tongue and groove, cement, pavers, and composite and wood decking. Having a complete list of choices available at your fingertips will enable you to make a more informed choice and will make you happier with your space for years to come!
  • Screened in Porches That Blend Right Into Your Home

We specialize in porches that blend effortlessly into your existing home.

We also discuss the importance of traffic patterns, size and flow within your porch. These details will minimize surprises in how your outdoor furnishings fit realistically within your anticipated space and how doors will impact your flow to and from your porch. We discuss the door(s) that lead from your house into the porch, and also the door that leads you from the porch into the yard. Your builder should go over how each will affect your space and placement needs. Making sure your doors are in the right place to minimize the impact of traffic flow within your porch will ensure your porch is dedicated to outdoor living rather than just a way to access your yard as a “short cut”  from your house.
