But for Archadeck of West Central & Southwest Ohio, our first concern is getting the project done correctly, in a timely manner and with the safety of you and your family in mind.

Ensuring a smooth, timely project depends heavily on having all the “bases covered” in terms of planning. Most of the homework required to begin your outdoor living space is covered as part of our planning process. However,  there are items that the customer is responsible for and it is always best to have these prepared and in-hand prior to beginning your project, these include but are not limited to:

  • Gaining the approval from your HOA (Home Owners Association)?
  • Are there restrictive covenants that will not allow the build of your structure on that property of land? What about Green Space covenants?
  • Can you be prepared to pay for a stamped engineer letter on the plans if the need arises?
  • Do you have a plot plan that includes proper setbacks for building?
  • Have you received zoning approval from the city for the proposed use of land?

These are only a few of the factors that can affect the build timeline. It’s important to get the HOA’s approval to build since they have the final say on how the property will be altered. An HOA isn’t the only thing that can hold beginning and completion of your proposed addition back, there could also be restrictive covenants which can deny the build from happening on the property to preserve the value of adjoining land. These are all things we will ask you. It is your responsibility as the homeowner to research and provide information to ensure the build timeline is on schedule.

These are in place to ensure not only a timely project timeline, but also as safety precautions for you, your family, your pets and our team members. These include but are not limited to:

  • Clearing the yard of any debris, including trash, animal feces, etc. and making sure the area is clean of any toys, or outdoor furniture.
  • In addition to cleaning up the yard where workers will be, make sure there is a designated area that materials can be dropped off, Archadeck wants to ensure the materials are being delivered properly and in a timely manner.
  • To ensure the safety of both furry family members and the Archadeck crew, we ask that you keep pets out of the area and put them in a safer environment during that period of building.

Anticipation and patience aren’t generally the closest friends. Just as we discussed in our blog article titled “Archadeck of West Central & SW Ohio discusses establishing a realistic construction timeline for your outdoor living project“, quality craftsmanship takes time. Rome wasn’t built in a day, and a professionally designed and built outdoor living structure shouldn’t be either. The impetus here is to realize that if a builder is ready to break ground immediately on your project chances are their services are not in high demand. This can be a direct reflection of their business practices and quality of work.

hassle-free no textWhen our client signs a contract,  the project begin dates are established according to the current backlog we have on schedule at the time. During the fall and winter months backlogs and lead times are usually less, but during the outdoor living season, when the weather is warmer, project beginning dates are usually substantially longer. All timelines are also influenced by forces that are beyond our control such as permitting, inspections and in some cases inclement weather such as snow, heavy rain or ice. Depending on what county or township you reside in, permitting may require a “walk thru” permitting process, or in certain municipalities permitting may require a “drop off” application. Drop off permit applications are granted in the order they are received and could take up to three weeks during the busy season. The turnaround time for permitting situations could add additional wait time for beginning your project but are a necessary element in the building process.

How long will it take to build my new outdoor living space?

As a builder, the additional two to three inches of rainfall and subsequent saturation has definitely had an impact, as the backlog of projects is starting to increase. For the homeowner, these delays can be just as frustrating while they put their entertaining and relaxation plans on hold waiting for their new outdoor living space to be completed.

  • The details of our hardscape designs: When we design a hardscape, such as a patio, retaining wall, outdoor fireplace or even a custom fire pit, we include the “little extras” that make the addition aesthetically appealing and cohesive. For example, when designing an outdoor living combination containing a deck and patio combination. Often, the deck is rectangular or square. In order to “soften” the linear feel of the space, we will design the patio with curved, rounded edges. We also like to add a soldier or sailor course to the outer edge of many of our patios to help define the transition from the patio into the landscape. We will often introduce the use of another color into the border as well. This results in a dramatic impact aesthetically and increases the WOW factor!

  • How we “cope” with the details: When referring to “coping” with the details, we mean it in the literal sense. A little detail we often include in many of our hardscape designs, including fire places, ledges, and pillars is the use of three-dimensional coping to visually enhance our structures. To add or not to add, that is the question: What every potential Archadeck client needs to know about addendums

You may ask what is classified as an addendum? The textbook definition of an addendum is:

  • addendum n. an addition to a completed written document. Most commonly this is a proposed change or explanation (such as a list of goods to be included) in a contract, or some point that has been subject of negotiation after the contract was originally proposed by one party.

Its the little things that tend to add up in a big wayWe view anything requested in addition to what is noted on your contract as an addendum. This can be making the decision on site to extend a patio two more feet, or adding railing where none has been discussed prior to arriving on site to begin your outdoor living project. Addendums can be small or large, and everything in-between. Deciding to make changes to your agreed addition which differ in what is outlined in your contractual agreement once work has begun can not only cause a great deal of confusion, the cost associated with these add-ons can quickly add up.

Archadeck differenceAddenda that seem minuscule can sometimes mean incurring large additional more costs in the part of the project you don’t see; such as additional permitting, inspections, site preparation and structural work that has to be completed prior to safely and cohesively add-ons that appears to be only cosmetic to the client. Addendums decided on a whim without all decision makers, and your design consultant present, can also add confusion to the project and create a situation where your project timeline is affected.

Getting startedIn a perfect world, addendums would occur prior to scheduling and breaking ground on your outdoor living addition. It is important to not add a great deal of changes prior to your anticipated project to ensure it runs smooth and on-time. This is the main reason our design consultant thoroughly discusses your needs, wants and budget prior to preparing your custom design. However, there are instances when addendums will occur. This is why it is crucial for all parties that addendums are made in writing through your design consultant. For the protection of all parties involved any additions made after the initial contract is signed must be in writing and signed on by all responsible parties.

Of course, in a perfect world, each of our clients would have the ability to be able to build their anticipated outdoor living combination space in one project. We realize that lifestyles and budgets influence and change what is possible and that each project is as individual as the clients we create them for, with that in mind, we offer the flexibility to build your outdoor environment in phases over time. We call this phased, or staged building.

In staged/phased building, Archadeck works with (you) the client to create a “master plan” of their completed project design once all the elements are completed, then, together we choose a starting point to begin.This allows homeowners the freedom to build their ideal backyard in stages making it easier on their budget, and with less of an impact on their lifestyle. Phased building consists of engineering, designing and building your outdoor space in phases so that future additions or amendments can be added easily. This is made possible by building with your future circumstances and the structural integrity of your project in mind. We always take into consideration the traffic flow, unity and functions of how each portion of the design unifies to create a unified outdoor environment.

The style, and size of your outdoor furnishings are an important consideration in our design process.

We offer flexibility to our customers through a detailed materials and pricing menu. This menu breaks every facet of your design down to the fasteners used to attach a deck. Each element that goes into creating your outdoor living space is listed such as different composite materials, various railing choices, balusters, even various pergolas to add to your design or lighting packages — it is all listed and broken down a la carte. Our menu also lets you play around with the options and see how different features and colors look together.  It takes the guess-work out of your outdoor structure design. This will allow you, the homeowner, to change, amend or add items to keep your design on target with your intended budget. This feature is also perfect for people who aren’t exactly sure what they want.

In addition, during our consultation, we ask the “right” questions; and leave no “stone unturned” in delivering your ideal design. Along with desired functions and aesthetics, we also inquire about what size and type of outdoor furnishings you intend to utilize within your space. For example, typically a standard-sized outdoor dining table takes up an area 6 feet long and 42 inches wide, with each standard-size outdoor chair taking up an additional two feet. Factor in ample pull out room for each chair will add another two feet per chair. This adds up to a space that takes up a 12′ x 12′ area. In addition to dining tables, most homeowners want a place for seating as well, which will tack on additional space. Once you add side tables and accompaniment pieces, such as end tables or coffee tables, you are looking at more space than most homeowners had anticipated for their furnishings. This is why discussing furniture choices is also an important part of the design process and it is a good idea to have at least some ideas in mind before you meet with us to discuss your design.

When we initially met with the homeowners to discuss the vision they had in mind for transforming their backyard,we came up with a design that would allow them to enjoy their backyard in progressive stages, building and enjoying the wooden deck and pergola as the first part of the stage, and as their budget allowed, proceeding with the paver patio as the final stage to complete the outdoor living space.

Like enjoying a book series by your favorite author, or tuning into an exciting sequel to your favorite movie, a successful outdoor living space design can also include the mystique of “to be continued.” Like with many of our completed phased building projects, there is usually room for additional outdoor living space in the future.
