Archadeck of West Central and Southwest Ohio discusses why plastic deck coatings are not the answer to your decking woes

Deck with plastic laminate coating for article

Deck with plastic laminate coating.

In our line of business we have seen many deck owners place their hopes of restoring their aged or worn wooden deck into products that usually only offer false promises. Case in point are the “paint on” plastic deck coatings you may have seen on TV or noticed in the “big box” home improvement stores. Many retailers have been stocking products in the paint section that appear to put a thick coating on deck boards, giving them the appearance of synthetic decking. These products claim to offer superior protection for the wood and to eliminate splinters, nail-holes and minor cracks with ease of application touting a homeowner can apply the product over the course of a weekend.

details

We experienced the pitfalls of plastic coatings first-hand recently as we met with a homeowner in regards to redecking his backyard deck after having a bad experience with one of these products. During the consultation the homeowner was quick to point out the surface area reached a temperature hot enough to melt the bottoms of his shoes leaving an imprint of the sole itself within the surface. This, along with other factors, led to consideration of redecking the space.

Although each individual case is different, our experience with “fix all” products such as these is anything but positive. These products only serve as a short-term solution to a long-term problem. Many are made up of epoxy-style coverings that appear to be smooth, flawless and cool to the touch when exposed to the sun but in reality can come out rough and retain heat on structures that have a southern exposure.

Peeling_Blue_PaintIn addition to the many shortfalls these products have, they also require frequent and costly reapplication in most scenarios. With wooden decking, as with any of the effects of sun and water on horizontal surfaces application over rotten wood, damp wood will likely cause failures of the coatings. Other inconsistencies that must also be addressed are tight spacing of existing deck boards and reduced drainage capabilities. The circumference of these coatings will make tight spacing worse, and the area between your decking boards must be cleaned out regularly or face side rot. Flashing issues at the ledger are also a concern as is lack of proper waterproofing over joist tops.

Old and tired deck

The possibility of success, if any, of using these “paint-on” products lies within the surface preparation itself. Wood needs to be cleaned and free of any debris, oils or grease (this includes barbecue sauce). Prerequisites also include replacement of any loose nails. Manufacturers of the product even recommend your existing deck be screwed down to avoid the chances of any nails working up through the new finish. We are quick to point out these products should not serve as a “fix” for rotting wood or a surface in very bad condition as many deck owners may assume. These products serve as an alternative to conventional sealers or stain, not as a decking repair system.

How to get what you want in your outdoor design the first time around!

Mechanicsburg Ohio unique outdoor living designs

Let us help you bring the backyard you always dreamed about to life!

As part one of our three part series on Planning Designing & Building Considerations to Ensure Your Ideal Outdoor Space, we explore the realm of getting what you want in your outdoor living space design now and ensuring proper planning for future additions:

Have you found yourself filled with regret over your outdoor living space addition? Did you set forth with an ideal in your mind about how you wanted the space to evolve over time as your lifestyle, needs and budget evolves? For example, were you looking forward to adding a patio in the future to use in conjunction with your backyard deck only to find out the placement  you desire isn’t possible with your existing outdoor space? Many homeowners have found themselves in this same situation, wishing they would have planned their space for the here and now, and with future additions in mind.

Enjoyment now, and later:

Archadeck Outdoor Living strives to provide you with an outdoor living space that encompasses everything you want in your particular design, now, and with future additions in mind. Our approach to the design and building process is poised to accommodate the customer needs and desires in every way. This means we help fulfill your wishes in getting everything you are expecting from your design the first time around. From providing the aesthetics you want, to a space allows you to carry out the functions you desire within the space. We even take into consideration any future plans or additions you may have in mind for the future.

Now and Later candy

Just like this classic treat — our outdoor living spaces can bring enjoyment now, and later, where future additions are concerned, with our phased building program!

Of course, in a perfect world, each of our clients would have the ability to be able to build their anticipated outdoor living combination space in one project. We realize that lifestyles and budgets influence and change what is possible and that each project is as individual as the clients we create them for, with that in mind, we offer the flexibility to build your outdoor environment in phases over time. We call this phased, or staged building.

In staged/phased building, Archadeck works with (you) the client to create a “master plan” of their completed project design once all the elements are completed, then, together we choose a starting point to begin. This allows homeowners the freedom to build their ideal backyard in stages making it easier on their budget, and with less of an impact on their lifestyle. Phased building consists of engineering, designing and building your outdoor space in phases so that future additions or amendments can be added easily. This is made possible by building with your future circumstances and the structural integrity of your project in mind. We always take into consideration the traffic flow, unity and functions of how each portion of the design unifies to create a unified outdoor environment.

Our Process:

The style, and size of your outdoor furnishings are an important consideration in our design process.

We offer flexibility to our customers through a detailed materials and pricing menu. This menu breaks every facet of your design down to the fasteners used to attach a deck. Each element that goes into creating your outdoor living space is listed such as different composite materials, various railing choices, balusters, even various pergolas to add to your design or lighting packages — it is all listed and broken down a la carte. Our menu also lets you play around with the options and see how different features and colors look together.  It takes the guess-work out of your outdoor structure design. This will allow you, the homeowner, to change, amend or add items to keep your design on target with your intended budget. This feature is also perfect for people who aren’t exactly sure what they want.

In addition, during our consultation, we ask the “right” questions; and leave no “stone unturned” in delivering your ideal design. Along with desired functions and aesthetics, we also inquire about what size and type of outdoor furnishings you intend to utilize within your space. For example, typically a standard-sized outdoor dining table takes up an area 6 feet long and 42 inches wide, with each standard-size outdoor chair taking up an additional two feet. Factor in ample pull out room for each chair will add another two feet per chair. This adds up to a space that takes up a 12′ x 12′ area. In addition to dining tables, most homeowners want a place for seating as well, which will tack on additional space. Once you add side tables and accompaniment pieces, such as end tables or coffee tables, you are looking at more space than most homeowners had anticipated for their furnishings. This is why discussing furniture choices is also an important part of the design process and it is a good idea to have at least some ideas in mind before you meet with us to discuss your design.

Curves are in when it comes to synthetic decks in the Dayton & Cincinnati area!

Our award-winning deck in Spring Valley, OH features a curved, raised area for dining.

When Archadeck of West Central and Southwest Ohio began building decks and other custom outdoor spaces here in Miami Valley back in 1990, curved detailing was pretty uncommon. Over the years, however, we have watched decking materials and consumer tastes evolve. Part of this evolution includes more clients requesting rounded features on their decks—from radius edging and rounded corners to sweeping borders with matching railing — all of which is focused towards gaining a more elegant backyard setting.

There are a number of reasons why curved deck details are so popular; the first of which is they just look great in almost any setting by adding a unique element to a backyard space. Curved details also serve to break lines since there are no 90-degree angles, no sharp edges, no corners, and of course they flow beautifully, much better than standard square edged decks! (CIrcles obviously flow smoother than squares)

In order to successfully accommodate “curves” in your deck design is dependent on the nature of the beast, so to speak. This is because the success of decking curves is dependent on the type of material you are using to construct your deck. Although wooden decks which are “bent” to achieve curves may look nice for the 1st year or so after completion, the laws of natures (contraction & expansion) will take its toll. After a “bent” wooden deck is exposed to the elements, over time, it doesn’t react well and will begin to work against the bend. This may seem like a contradiction in terms for many because of the prevalence of curved wood used in furniture. Keep in mind, that curved furniture undergoes a steam compression process in order to successfully accept curve, whereas wooden decking material does not.

Synthetic decking allows Archadeck of West Central and Southwest Ohio to create the big sweeping curves in our unique deck designs more easily than other materials. In addition, the nature of composites and other synthetic decking material will not expand or contract over time which means your curved deck will remain beautiful for the duration. The material is not conducive to tight curving, but delivering large, graceful curved details are one of synthetic’s specialties. Other areas of the deck can also accommodate curved detailing which will aid in complimenting the footprint of your curved deck. These include composite and vinyl railing, aluminum railing, rolled and custom iron railing and even curved integrated bench seating to mimic the lines of your deck!

Keep in mind that a curved deck is not your average deck, not only does a curved deck design require more labor, it also requires more detailing on a structural level too. Typically, the curved portion of a deck is a segment, or arc, of a circle. After making a drawing of the design—easily done on graph paper as well as with CAD—I extend the arc to create a complete circle. There are a number of ways of determining the circle’s diameter mathematically, but my CAD program does that work for me. Once I know the location of the circle’s center and the length of its radius (the distance from the circle’s center to any point on its circumference), I can recreate the arc in full-scale as I frame the deck — and that is just the beginning!

A curved deck may cost a little more up front in design, labor and materials but in the long run it will pay for itself over time in the enjoyment you will gain from being able to enjoy a true work of art each time you venture outdoors. Quality and great workmanship never go out of style!

The perfect sequel to outdoor living bliss: The deck and patio combination built using our phased building program

Patio, deck and pergola combination in Englewood Ohio

Patio, deck and pergola combination in Englewood, OH.

Adding a patio or deck to your home expands your outdoor living space and increases the appeal of your home. A patio or deck can provide an area to entertain and a space to relax in the evening with friends and family. When it comes to having this outdoor living upgrade installed by your outdoor structure builder, the hardest choice can sometimes be deciding between a deck and patio. Here at Archadeck of West Central and Southwest Ohio, you don’t have to make that decision because we can custom design and build an outdoor living space that encompasses both a deck and a patio. Giving you the best of both worlds!

Deck and patio combinations are among the hottest trend in outdoor living right now, but the allure of this duo goes way beyond a passing fad. Both decks and patios are classic outdoor living spaces that never go out of style. Decks are the original all-American backyard recreational spaces and no home is considered complete by many homeowners without a deck to enjoy. Patios, on the other hand, can be traced all the way back to Roman times when they were used within the home by incorporating courtyards into the center as a way to escape heat and collect rain water. In modern times, the two have become an inseparable way to gain beauty and function as an outdoor living space. One naturally lends itself to nurture off the other through the wood tones seen in decking and the elements of stone used in patios.

Decks and patios naturally blend together because of the allure of stone combined with wood.

With today’s outdoor living in mind, A patio can be added with a new or existing deck at any time. Adding a patio to your deck is a great way to spice it up and put that spark back into your outdoor entertaining and enhance the beauty in your backyard. A patio or hardscape will extend the function of your deck and provide additional areas for outdoor dining, seating and entertaining. Many of our deck and patio combinations are designed to include a fire pit, hardscape water feature or retaining/planting walls to add another dynamic to this already versatile space.

We recently completed a perfect example of a deck, pergola and patio combination in Englewood, OH. The homeowners chose to build this backyard masterpiece in stages as part of our phased building program. Our phased building program allows homeowners the freedom to build their ideal backyard in stages making it easier on their budget, and with less of an impact on lifestyle. Phased building consists of engineering, designing and building your outdoor space in phases so that future additions or amendments can be added easily. This is made possible by building with your future circumstances and the structural integrity of your project in mind. In this particular project, we built the shape of the deck to easily accommodate the addition of the patio in the future.

When we initially met with the homeowners to discuss the vision they had in mind for transforming their backyard,we came up with a design that would allow them to enjoy their backyard in progressive stages, building and enjoying the wooden deck and pergola as the first part of the stage, and as their budget allowed, proceeding with the paver patio as the final stage to complete the outdoor living space.

Like enjoying a book series by your favorite author, or tuning into an exciting sequel to your favorite movie, a successful outdoor living space design can also include the mystique of “to be continued.” Like with many of our completed phased building projects, there is usually room for additional outdoor living space in the future. These homeowners may decide at a later date to add an additional pergola over an area to facilitate a spa, or even a screened porch. With phased building your limits are only bound by your imagination! Once one space is completed you can enjoy all the outdoor living opportunities to come~

Archadeck of West Central and SW Ohio discusses the endless benefits of utilizing an under-deck guttering system

Spring Valley OH CoTY award nominee for specialty deck

Our beautiful deck in Spring Valley, OH features an Under deck guttering system.

The ideal outdoor living space for most homeowners is not only beautiful, but is also loaded with functional and versatility. One of the most commonly ignored areas of an outdoor living space on projects that include an elevated or 2nd story deck is the space under the deck. Here at Archadeck of West Central and Southwest Ohio, we take the area under your deck into consideration as viable outdoor living space each time we design a new elevated or 2nd story deck, or re-decking project. By using an under-deck guttering system, we are able to provide an outdoor living space that allows you to “have your cake and eat it too”… so to speak!

Whether you have an existing 2nd story deck or are considering adding a new one from scratch, taking advantage of the area below your deck can be a great way to create two outdoor living spaces out of one. Normally, the spaces between the deck boards will cause water to drip down below which can keep you from enjoying the space under your deck in wet weather. We are able to add an under decking system to your deck that prevents any water from dripping down through the decking boards. This is critical when creating an under-deck outdoor living area, but also when building a porch under a deck.

Utilizing the space under your deck can also provide outdoor living space at a fraction of the cost of constructing a porch or screened porch from scratch. Here at Archadeck of West Central and Southwest Ohio, there are three types of under-deck systems we prefer to use. These are DrySnap under deck rain carrying systems, TimberTech’s DrySpace under deck drainage system and the Trex RainEscape deck drainage system. Though each of these systems operate in much the same way in helping to deliver an under-deck space you and your family can use as a versatile, protected, shade structure, their installation requirements vary.

DrySpace System

DrySpace under decking System.

Both DrySpace and DrySnap Attaches to your new or existing deck joists. Both systems effectively turn lower level patio space into extra leisure and storage space by creating a usable dry space under your deck. The DrySnap system is made up of vinyl ceiling panels that collect and drain water away from your deck space. It also provides a maintenance-free ceiling that covers any unsightly underside areas of your deck resulting in a clean, dry outdoor space you can utilize for a myriad of functions. This system delivers a look similar to that of a charming beadboard finished ceiling. DrySpace is made from solid extruded vinyl which also provides a maintenance free ceiling. The aesthetic differs slightly from that of DrySnap because it resembles the more rustic look of an exposed rafter porch ceiling, which exudes charm and beauty with this finished look.

Trex RainEscape

Trex RainEscape

Trex Rain Escape is similar in that it allows you to also expand your outdoor living space options by allowing rain to flow through the system and onto the ground or into a rain storage system. The only difference is with this system, you will incur additional expense in having to finish the interior ceiling of your space. Where other under deck systems we use are considered “all-inclusive” at the time of installation, this system doesn’t include a finished ceiling. This can be viewed as either a positive or a negative according to what type of ceiling you have in mind for your space.

Installation of DrySnap system.

Installation of DrySnap system.

Your under deck space can be designed to suit many functions. From an open porch or patio setting to a finished screened room that delivers protection from nuisance insects, or maybe a private covered patio off of a walkout basement — the possibilities are endless. Some homeowners are even installing TVs, speakers, ceiling fans and lights to complement their under deck outdoor living areas. Once the space is protected from interference from rain with one of these systems, it may be outfitted with all the same amenities and accoutrements of any other outdoor living space.

If you’ve dreamed of having a protected outdoor living space that is functional during inclement weather and offers shade from the hot afternoon sun in addition to your elevated or 2nd story deck, we can make that dream a reality. This outdoor living combination will make all other “two for one” deals in your life pale by comparison. Contact Archadeck of West Central and Southwest Ohio today to learn more at (937) 848 – 7040 or (513) 897 – 2040
