2017 is shaping up to be “The Year of The Deck” around Cincinnati and Dayton. We get so many calls for decks this time of year! With fall weather around the corner, are you suddenly wishing you had a deck?

Decks are ideal for sitting outside and relaxing. Perfect for sharing time with family and friends. Lovely for evenings under the stars and for grilling and dining al fresco, day or night. Decks are especially great for parties (if you like parties).

When you step out through your back door, do you take a step or two (or more) down before you reach the ground? If so, then you need a deck!

Decks may seem very straightforward, but you’ll have to make some decisions. We can help you with that. Here are some of the decisions many clients are exploring when they call Archadeck of West Central and Southwest Ohio for information about adding a deck to the home:

Do you need a new deck or a redeck?

If you have an older deck and you’re thinking about replacing it, you may have the option of redecking instead of starting from scratch with a new deck. This can save you some money, but before we can commit to redecking we’ll need to examine your current deck. If the underlying structure is still sound and in good condition, we may be able to use it. If so, we’ll replace the surface decking boards along with the steps, railings and pickets.

Some homeowners prefer real wood, and that’s fine if you’re willing to perform the tasks of regular deck maintenance — or hire someone to do the work for you each year. Without annual cleaning, staining and resealing, a wooden deck will not look its best and can deteriorate more quickly than you’d expect.

Composite decking boards are looking more like natural wood every day. Decks built with composite decking materials such as AZEK or TimberTech will retain their like-new appearance with minimal maintenance on your part. The trade-off is the cost, because these decks are more expensive. Many homeowners decide the cost of composite decking is more than offset by its maintenance-free durability and longevity.

Will you redeck with natural wood or composite?

If you are hoping for redecking rather than tearing down the old deck and building a new one, you will still need to decide whether you want natural wood or composite decking. Even if your original deck was made entirely of natural wood, we can switch to composite decking for the redeck. Many clients choose to redeck purely for this reason. They are no longer willing to perform the upkeep that natural wood requires, so they are ready to make the switch to low-maintenance materials.

How large will your deck be?

You’re not limited to the 10×12-foot builder-grade deck size you may have seen on some new homes. When it comes to deck size, we encourage the homeowner to consider all of the ways you’ll want to use the deck. Will it serve more than one function? Would you like your deck to have several sections for different purposes?

If you’ll be grilling out on the deck, you may want to use an area near the grill for a dining table and chairs. When you’re considering the deck size, you need to allow plenty of room for people to pull their chairs out from the table and for other guests to pass behind them comfortably. When it’s not mealtime, you might prefer to sit on a couch, love seat, or other comfortable outdoor lounge furniture. So already we’re looking at three areas on the deck for grilling, dining and lounging. Be sure you plan enough space for various activities.

Don’t forget to include a shade covering in your design!

Whether it’s a pergola or retractable canopy, shade covering doesn’t need to be an afterthought. We recommend planning for shade during the initial design of your outdoor living project. Shade may not be a concern going into fall, but when spring and summer roll back around, you’ll be glad you planned ahead for protection from the sun’s brutal UV rays.

During these expos and trades shows, we encounter homeowners with a multitude of questions regarding what we do and how we do it. Some come with pictures of their existing outdoor living space or structure (or the lack there of), some pull out quick pencil sketches of what they think they want and some just stop by to dream a little, and we’re comfortable with that.

However, I must confess, after twenty-five  years servicing the Miami and Ohio Valley and surrounding areas, there are some questions we receive and things people say, which still surprise me. Please allow me to share some of our typical, and our not-so-typical questions and our answers:

Q: Your company name begins with Archadeck, so does that mean you only build decks?

Dayton and Cincinnati outdoor living expertsA: No. Decks are just one of the myriad of custom designed and built outdoor living structures and spaces we provide. We also design and build screen rooms, sunrooms, porches, spa/pool decks, gazebos, pergolas, outdoor rooms…any combination of two or more of the aforementioned,  and so much more!

Q: We love our seventies style split level home and our backyard has a few issues: we want to keep the very large oak tree which is close to the back door and the yard has a slope on the side. Would you still be able to give us a multifunction outdoor living space which includes a deck, but doesn’t look like it was just stuck onto the back of the house?

A: The new deck complements the Tudor architecture of this home in Cincinnati, OH.Absolutely! Each structure is customized according to the way you want to live outdoors and to work in the space you have. Our goal also includes creating a space that looks original to your home, no matter what the age or style of architecture your home happens to be.

Q: I know you manufacture the Archadeck low maintenance decking materials, but who does all of your building?

A: We do not manufacture anything. We do however utilize the newest and highest quality low maintenance decking materials on the market today. We also design and build wooden decks such as pressure-treated, Ipe and other hardwoods. if you prefer low maintenance decking material wood, we offer a wide selection of colors and textures by TimberTech, AZEK, Envisions and Fiberon.

Sometimes the smallest details make the biggest impact– our recent rooftop deck in Oakwood, OH, is proof!

Our recently completed project in Oakwood, OH, brings to mind the relaxing, melodic lyrics from a beloved old song;

“When this old world starts getting me down
And people are just too much for me to face
I climb way up to the top of the stairs

Why, you may ask do I find myself humming the melody of this particular classic each time the project crosses my mind? The answer is easy. This relaxing outdoor addition consists of a custom-designed rooftop deck loaded with vintage details —  with the modern elements that make this deck a breeze to maintain and enjoy!

Archadeck Outdoor Living designed this rooftop deck to match the vintage details of the clients’ timeless Craftsman style Oakwood, OH, home. If you look closely the panels used on the deck’s railing mimic the homeowner’s vintage front entry door. In addition we used tapered corners on the decks’ columns, built from cedar, to keep the architectural flow of the addition in keeping with the existing home.

The deck is built with wonderful AZEK decking with wooden rails. The homeowner is planning to paint the rails in the coming weeks to match the home’s trim color.

  • Fun Fact; The city of Oakwood is steeped in history and tradition. According to the Oakwood Historical Society, “In 1804, Colonel Robert Patterson purchased uninhabited land along the Miami River south of the city of Dayton. Patterson built a homestead along Brown Street in Dayton, and his farm, mill and out buildings occupied Northern Oakwood near Rubicon Road and along Schantz Avenue. The area grew to become home to farms, families

and even summer houses along the way. In 1913 a flood destroyed much of downtown Dayton, Ohio. Demand for Oakwood homes increased as many city residents sought new homes and were comforted by the high elevation home developers touted in their advertisements. Oakwood’s population boomed during the 1920s and 1930s. By the end of the 1950s, the City of Oakwood was essentially the size it is today. The cities of Moraine, Kettering, and Dayton had surrounded the City of Oakwood.”

Don’t let the season become the reason for putting your outdoor living plans on hold!

Snow, ice and temperatures that dip well below freezing can make it hard to imagine that warm weather is actually a lot closer than you think. In spite of the song “Baby, it’s cold outside” crooning over the airways during the holiday season many homeowners daydream about the first signs of spring and the satisfaction that comes with spending it outdoors! If an outdoor living space addition is part of your daydream now is the perfect time to move ahead in planning the project you have in mind for the coming year. Choosing to proceed in spite of the season, or weather, comes with a long list of benefits:

Save moneyBeginning now will save you money:  Materials used in outdoor structure construction generally increase with the arrival of the new year. Several factors contribute to this increase, including supply & demand, and even fuel costs. Materials such as premium pressure treated lumber, pavers, railing and composite decking such as TimberTech or AZEK often increase in price with the arrival of a new calendar year. Our consistent building volume allows us to lock in materials with “this” years pricing for you. One way to avoid price increases is to have the contract signed for your addition prior to the end of the calendar year. This will ensure you are locked into this year’s pricing in the event material prices increase in the new year.

In some cases building your structure in the later quarters of the year can save money with typically lower interest rates as well as when it comes tax time. In addition, once your structure is complete, you’ll want to furnish and decorate it to complement your current home’s style. All of those “after Christmas” and “end of season” sales will offer you a bounty of savings on outdoor furniture, allowing you to splurge on some of the higher end must have items like outdoor sound systems or state of the art BBQ grills, or even a BIg Green Egg…all while staying within your budget!

Ample curing time for wooden structures: As for protecting the value of your investment, when building with wood, fall and winter projects have more time to cure properly to ensure they are in tip-top shape for the upcoming outdoor living season. A structure built from wood needs to cure for a period of time before the sealer will properly adhere to the wood and promote beneficial protection qualities. By choosing to build during the least humid time of year, your wooden structure will have ample time to cure in preparation to accept the sealer you choose to preserve your investment.

When it comes to placement and design of your anticipated outdoor living space design many homeowners are not thinking out, instead they are thinking up! The size of your yard and lot constraints may sometimes restrict how you can extend your home or the placement of an outdoor living space addition. In these cases a rooftop deck may be the answer you are looking for!  Even if you have no problem with yard space, a rooftop deck can take advantage of your view or just serve as a private space away from ground level. This is why we are seeing a return in the popularity of these classic outdoor oases across West Central and Southwest Ohio.

    Will a rooftop deck work for me?

While there are many cutting-edge designs for rooftop decks that have emerged in recent years, there are also those tried-and-tested, old-fashioned rooftop deck designs that have been fixtures on houses and buildings for some time now. We have been asked to refurbish (redeck) many existing rooftop decks for homeowners in the city of Oakwood within Montgomery County, which is close to Dayton. One of the main reasons for the  interest in regards to rooftop decks in this particular area is because many of homes which are dominant there have the structural components necessary to facilitate rooftop deck additions, this is because the configuration of the roofline is conducive to the consideration. Much of the architecture that is present within the Oakwood community is rich in history and reflect styles that make good candidates for the addition of a rooftop deck, these architectural styles include; Prairie ( which is almost synonymous with architect Frank Lloyd Wright ), Victorian, Art Deco/Art Moderne, Federal, Craftsman/Arts & Craft, Jacobean Revival and, of course Bungalow style architecture.

In order for a rooftop deck to flow with the integrity of your existing home there is much more to take into consideration that just the home’s architectural style. Archadeck of West Central and Southwest Ohio recommends mimicking the elements used on your home and carrying them into the rooftop deck design. For example, on a recent rooftop deck addition we used the Asterik pattern used on the facade of an Arts & Craft style home and included it in the design of the railing used in building the rooftop deck. This married the repetition of the pattern into the addition and created a space that looks original to the home, both from the deck itself and looking up at the deck from the street. Even though we used a low-maintenance composite deck with wooden railing, by mimicking this dominant pattern we kept the originality of the home intact. There are many focal elements that can be used to unify the design of your rooftop deck with your home, railing is one way and others may include columns, materials, colors and even trim details. We pride ourselves in creating outdoor spaces that keep the integrity of your home in mind first, and foremost.

Throughout history the rooftop deck has been a symbol of elegance and upscale outdoor living reserved for only the upper echelons to enjoy, but not anymore. A rooftop deck is a wonderful place to escape from the pressures of everyday life.
