On September 12th, I was fortunate enough to be featured in a live podcast with Jon & Dave of Pro Construction Guide sponsored through the Home Depot.

West Central and SW Ohio composite deck builderIn this episode, I discuss why homeowner’s love composite decks and how easy they are to build. Since 1990, Archadeck of West Central & Southwest Ohio has been building low maintenance synthetic decks, such as composite in and around the Dayton and Cincinnati area. During this time composites, and the nature of the material, have significantly reduced call backs and warranty claims.

Some of the many benefits of choosing synthetic decking include the lower maintenance aspect over that of traditional wood, it lasts longer, resists staining and scratching, and many come with anti-fade warranties depending on the specific brand. This means your synthetic deck will likely look as good 20 years from now as it does the day it was installed with minimal maintenance.

The first low-maintenance board to come out was called “composite” because it contains a combination of synthetic resin combined with wood fibers. As you can imagine, there are many different ways composites can be made. When it first came on the market 20 or so years ago, it had some problems with mold but those problems are long in the past. Today’s companies have identified the right mix of materials to create a great decking board and many come with a 20 -30 year warranty. These warranties may differ slightly from one manufacturer to the next but the protections afforded by the warranties protect against material defects and the aging woes of wood including checking, splitting, splintering, rotting or fungal decay. There is one protection that the high end, all-synthetic boards share which is warranted stain and fade protection. Keep in mind, low maintenance doesn’t mean NO maintenance and if you clean up and wipe away spills and messes, you should not need to worry but for warranted stain and fade protection. Here’s a rundown of the different types of synthetic decking currently available:

Composite decking material requires a lot less maintenance than its solid wood counterparts – even those treated with preservatives. Composites can be made to emulate the look of real wood, with wood graining that in a quality composite can rival the real thing. A high quality composite can also inhibit the growth of mold and mildew by the addition of mold inhibitors present in the makeup of the composite.

Composites can be cleaned by simple soap and water cleanup. If stains sit for a period of time, they may take a little more effort to clean. There are many good composite cleaners on the market. As with any deck that contains natural derivatives you will still have to contend with fading, scratching and dirt. Composites, even though they do require maintaining, do no compare with the chore of staining and painting on an annual basis that is necessary with a pressure treated or other entirely wooden deck.

If composite is a great option, PVC is the big daddy. As mentioned above, their warranties often includes protection against material checking, splitting, splintering, rotting, termite attacks, fungal decay and even warranted protection against fading and staining. What’s the drawback? You guessed it – price. Because there are no natural fibers, all of these protections can be afforded and warranted. But the synthetic resin is a good bit more expensive than wood fibers. So, the top of the line product does have pricing at the top end of the synthetic decking price spectrum. It is always important to remember that over time, a PVC deck, like many other synthetics can pay for itself over time in what you would save from wooden deck upkeep, repair or even replacement.

As mentioned during the podcast, capstock decking is the newest of all the synthetics and also a great choice for homeowner’s stuck between traditional composites and solid PVC. Capstock is a composite board capped with PVC so you get the best of both worlds. Capstock is made up of a proprietary PVC polymer shell and contains a composite wood and recycled plastic core. It is considered a composite decking material but boasts a durable PVC shell. It is also known as a composite hybrid, as well as being referred to as capstock decking. These products are being backed by some of the best warranties in the business, therefore we expect good things from Capstock products.The price? As you expected, the price is in the middle but not that much higher than composite.

New deck or redeck? — that is the question

Ultimately, the first step in determining if your existing deck is a good candidate for redecking is to have it evaluated by a reputable deck builder such as Archadeck. If the substructure (which is the base that the deck is built on) is in good shape, you may be able to save money and time by redecking instead of tearing down your old deck and starting from scratch with a new one. The key elements we need to evaluate to determine if your deck is a candidate will include the quality and structural integrity of the original substructure and how it has weathered over time. We will also determine If any applicable building codes have changed since the deck was originally installed, if the deck fits all the criteria required for redecking, we will make sure it complies with those new building codes as well.

According to the report, and based on the natural averages gathered during 2015, outdoor living spaces such as composite (low-maintenance) decks and wooden decks show a nice return on investment (ROI). A  midrange deck addition built of composite reflects a ROI of nearly 64.4%, with a deck addition built of wood recouping 75%. If you look closely at the project types listed below, you will notice that the ROI for a deck addition exceeds that of many of the traditional home improvement projects — such as roofing replacement. This is proof that outdoor living structures, such as decks, play a vital role in the value of our home’s design and the way we gauge their importance.

In our line of business we have seen many deck owners place their hopes of restoring their aged or worn wooden deck into products that usually only offer false promises. Case in point are the “paint on” plastic deck coatings you may have seen on TV or noticed in the “big box” home improvement stores. Many retailers have been stocking products in the paint section that appear to put a thick coating on deck boards, giving them the appearance of synthetic decking. These products claim to offer superior protection for the wood and to eliminate splinters, nail-holes and minor cracks with ease of application touting a homeowner can apply the product over the course of a weekend.

We experienced the pitfalls of plastic coatings first-hand recently as we met with a homeowner in regards to redecking his backyard deck after having a bad experience with one of these products. During the consultation the homeowner was quick to point out the surface area reached a temperature hot enough to melt the bottoms of his shoes leaving an imprint of the sole itself within the surface. This, along with other factors, led to consideration of redecking the space.

Although each individual case is different, our experience with “fix all” products such as these is anything but positive. These products only serve as a short-term solution to a long-term problem. Many are made up of epoxy-style coverings that appear to be smooth, flawless and cool to the touch when exposed to the sun but in reality can come out rough and retain heat on structures that have a southern exposure.

Peeling_Blue_PaintIn addition to the many shortfalls these products have, they also require frequent and costly reapplication in most scenarios. With wooden decking, as with any of the effects of sun and water on horizontal surfaces application over rotten wood, damp wood will likely cause failures of the coatings. Other inconsistencies that must also be addressed are tight spacing of existing deck boards and reduced drainage capabilities. The circumference of these coatings will make tight spacing worse, and the area between your decking boards must be cleaned out regularly or face side rot. Flashing issues at the ledger are also a concern as is lack of proper waterproofing over joist tops.

The possibility of success, if any, of using these “paint-on” products lies within the surface preparation itself. Wood needs to be cleaned and free of any debris, oils or grease (this includes barbecue sauce). Prerequisites also include replacement of any loose nails. Manufacturers of the product even recommend your existing deck be screwed down to avoid the chances of any nails working up through the new finish. We are quick to point out these products should not serve as a “fix” for rotting wood or a surface in very bad condition as many deck owners may assume. These products serve as an alternative to conventional sealers or stain, not as a decking repair system.

We recommend cleaning and sealing your hardscape every three to seven years, depending on environmental aspects and traffic of the area. Both of these conditions can be particularly harsh on natural stone patios, often causing staining or corrosion on the surface. You can protect your hardscape with a sealant which not only defends against those elements, but enhances the stone’s appearance at the same time. Additionally, with the use of an innovative, “breathable” product which can be applied as soon as pavers are installed without trapping efflorescence (the whitish powder that naturally rises to the surface of a hardscape following installation) “cure times” are eliminated.

If your patio has been in service for several years, any grease, dirt, paints, waxes and other surface contaminants must be thoroughly removed prior to the application of stain or sealer. Once the stain or sealer has been applied and allowed to dry completely, the surface will again need to be washed to remove any residue left over from the staining process. We do this using a neutral cleaner as to not damage the surface.

When Archadeck of West Central and Southwest Ohio began building decks and other custom outdoor spaces here in Miami Valley back in 1990, curved detailing was pretty uncommon. Over the years, however, we have watched decking materials and consumer tastes evolve. Part of this evolution includes more clients requesting rounded features on their decks—from radius edging and rounded corners to sweeping borders with matching railing — all of which is focused towards gaining a more elegant backyard setting.

There are a number of reasons why curved deck details are so popular; the first of which is they just look great in almost any setting by adding a unique element to a backyard space. Curved details also serve to break lines since there are no 90-degree angles, no sharp edges, no corners, and of course they flow beautifully, much better than standard square edged decks! (CIrcles obviously flow smoother than squares)

In order to successfully accommodate “curves” in your deck design is dependent on the nature of the beast, so to speak. This is because the success of decking curves is dependent on the type of material you are using to construct your deck. Although wooden decks which are “bent” to achieve curves may look nice for the 1st year or so after completion, the laws of natures (contraction & expansion) will take its toll. After a “bent” wooden deck is exposed to the elements, over time, it doesn’t react well and will begin to work against the bend. This may seem like a contradiction in terms for many because of the prevalence of curved wood used in furniture. Keep in mind, that curved furniture undergoes a steam compression process in order to successfully accept curve, whereas wooden decking material does not.

Synthetic decking allows Archadeck of West Central and Southwest Ohio to create the big sweeping curves in our unique deck designs more easily than other materials. In addition, the nature of composites and other synthetic decking material will not expand or contract over time which means your curved deck will remain beautiful for the duration. The material is not conducive to tight curving, but delivering large, graceful curved details are one of synthetic’s specialties. Other areas of the deck can also accommodate curved detailing which will aid in complimenting the footprint of your curved deck. These include composite and vinyl railing, aluminum railing, rolled and custom iron railing and even curved integrated bench seating to mimic the lines of your deck!

Keep in mind that a curved deck is not your average deck, not only does a curved deck design require more labor, it also requires more detailing on a structural level too. Typically, the curved portion of a deck is a segment, or arc, of a circle. After making a drawing of the design—easily done on graph paper as well as with CAD—I extend the arc to create a complete circle. There are a number of ways of determining the circle’s diameter mathematically, but my CAD program does that work for me. Once I know the location of the circle’s center and the length of its radius (the distance from the circle’s center to any point on its circumference), I can recreate the arc in full-scale as I frame the deck — and that is just the beginning!

A curved deck may cost a little more up front in design, labor and materials but in the long run it will pay for itself over time in the enjoyment you will gain from being able to enjoy a true work of art each time you venture outdoors. Quality and great workmanship never go out of style!

Our focus project this week is one that is worth bragging about! This outdoor living combination space in Spring Valley, OH, includes a spacious low-maintenance 2nd story deck, beautiful pergola and under deck living space. The project was nominated for a 2013 Contractor of the Year Award (CoTY) in the specialty decks category, and will also be featured in an upcoming local home magazine.

When the homeowners contacted Archadeck of West Central and SW Ohio they were interested in replacing their large wooden deck. Their existing deck was void of any design characteristics as it was in essence, designed like a big platform. These Spring Valley homeowners also wanted the new outdoor space to be low-maintenance and loaded with function. Their ideal space was one that would incorporate shade and enable them a view of the backyard pool from all angles so they could comfortably watch their children play from anywhere in the space.

The new design we came up with is nothing short of an outdoor oasis. We were able to fulfill all the needs of the homeowner with an elegant outdoor living space combination that allows the area to function in unison while still allowing separate dedicated areas of function within the design. The new deck, patio and under deck outdoor living area overlooks the pool, the homeowner’s beautiful landscape and even their beloved Koi pond and waterfall, also located on the property. For these homeowners, the new design is a match made in Heaven, and is everything they had in mind, and more!

The deck is built using low-maintenance Fiberon decking in Rosewood with a vinyl Mount Hope rail in Cape Cod T-Rail. We installed Kichler low-voltage deck lighting for safety and for adding ambiance to the space as well. The deck features a custom-fabricated white vinyl pergola with innovative fixed louvers and interlocking slats which deliver optimum shade. Underneath the deck is just as noteworthy as the upper portion, as all the posts and beams are wrapped in rough-hewn cedar and finished with interlocking concrete pavers at their base. The introduction of cedar into this space adds an elegantly rustic contrast to the seamless design. Under the deck, is a finished, ultra-functional and versatile outdoor living space. This space was achieved by installing a DrySnap under-deck rain carrying system which allows the area under the deck  be utilized to the same benefit evident in a covered porch or patio setting. The area is conveniently located just off the Mother-in- law suite and is easily accessible from the first story of the home. The homeowner had never heard of DrySnap and was elated to learn how much function this system added to the overall project, and how much brighter it made the space too!

The completed project has turned out to be everything these Spring Valley homeowners had anticipated and more.
