When we arrived for the initial consultation at this backyard, it had an existing lower deck and a balcony walk-out on the second story in disrepair. The homeowners were initially interested in having us design and build a pergola addition for them to add shade to the lower deck. Once we collaborated with the owners on the best fit for their desires and needs, Archadeck of West Central & Southwest Ohio confirmed the design we had in mind.

The completed project consisting of adding an upper deck to the existing lower deck. Not only would this deliver the shade benefits they were seeking, it also allowed more use of the second story. The new deck is built using premium pressure-treated wood and is designed to accept an under deck rain carriage system, such as DrySnap, in the future.

We also added a Shadetree blind to increase the privacy and shade potential and versatility in the space. These blinds feature rugged, commerical components, including a stainless steel chain and UV stablized resin clutch. In addition to the backyard blinds, we also installed custom lattice panels that give the lower deck a “Zen” like feel and look!

Our recent screened room addition in Washington Township makes outdoor living easy

Washington Township OH Screened Porch builderOne of our most recent screened porch additions took place in Washington Township, in Dayton, OH. When we initially met the homeowners for the design consultation they expressed the need for a better space to utilize their time outdoors. Their only outdoor space consisted of a concrete pad which they were using as a patio, but the sun and insects prevented them from enjoying it during the afternoon and around dusk. The homeowners were adament about making the most out of their spacious backyard and natural views — Archadeck of West Central & Southwest Ohio began the design process to transform their unprotected space into a versatile protected space.

The design we created includes a screened room built over the backyard’s existing pad. To further the functionality of the backyard we also built an open-air paver patio off the porch. We used SCREENEZE® screen for the room as it is more durable and maintains the integrity of the screen better than traditional screening methods. Part of the beauty of using this innovative porch screening  system lies within the clarity of the screen itself. As these Washington Township homeowners’ peer out of their new addition, the screen is nearly opaque which sets the stage to enjoy spectacular views in their backyard!

Recently, we received a call from homeowners in Miamisburg and their first question was if we could re-do an existing pergola which was absolutely loved, but had just gotten worn out over the years. When we responded, “You bet we can!”, they were so thrilled, they scheduled their consultation right on the spot. No matter if you need to have your outdoor living space re-done, made over, upgraded, redesigned, converted, remodeled, overhauled, improved or enhanced with the integration of another type of structure or even if you are starting from scratch and want a custom designed and built outdoor living area, Archadeck of West Central and Southwest Ohio is your first choice for all of these projects, plus a whole lot more!

During the onsite consultation with the homeowners, it was clear their existing over deck pergola was in need of a makeover, as you can see from the picture below (one of many we took at this initial visit). The old pergola was severely worn in multiple places and the painted wood was faded and warped, showing its age. We discussed the variety of functions this perfectly placed structure had performed in years past, and what they hoped the re-do would allow it to continue to do for many more years to come. They placed great value on their beloved pergola and were anxious to have it back in grand working order.

Upon our further inspection of the entire space, we discovered the exiting steps would also need to be rebuilt as well as the concrete pad, due to its settling and sinking over time.  With just a few more questions for the homeowners, a single enhancement was agreed upon, material selections were made and measurements were taken. Our project plan was in place and ready to begin with the proposal, rendering and contract approved and signed.

We tore down the ragged framework and rebuilt the pergola using the existing footprint of the old structure. Pressure treated wood was used for both the pergola and the exit stairs. To enhance the pergola, the design was updated for a more open and airy top rafter portion. Previously, this portion of the structure consisted of nothing more than simple lattice panels.

The homeowners are thrilled with their newly redone pergola and fully satisfied with the work we provided. This includes covered porches, screened porches and porches integrated into an outdoor living combination consisting of two or more structures. The reason behind the increased interest in porches is simple: porches allow protection that “open air” structures don’t. This protection allows homeowners to extended outdoor living enjoyment and more choices when utilizing their space.

For example, a covered or screened porch used in conjunction with a deck or patio will provide a place to continue the fun in the event a summer shower creeps up. Porches also serve as a wonderful way to add shade to a sunny backyard, and even protection from insects (especially pesky mosquitoes) with a screened or 3-season porch! A porch truly enables homeowners to “have their cake and eat it too” within their own outdoor living space.

A well-designed and built porch, like any quality outdoor living addition, should appear original to your existing home once completed.

  • For screened porch additions, we use ScreenEze systems on the majority of our projects. ScreenEze allows for screening larger spans and retains its shape. This allows you less loss of light and more open, unobstructed views than when using traditional screen. Another variable to add even more definition to your screen porch is to install ScreenEze on the inside or outside rail of the space as well. From a distance, this method conveys the look of an open porch when indeed the porch contains screen — innovative and refreshing!

    If your project involves conversion of an existing deck into a porch, we always inspect the deck thoroughly to ensure that the structure is strong enough, and capable of supporting a roof. Decks are rarely built to hold up structurally to the weight of porch walls and a roof. Beware of any builder that tells you your deck doesn’t need any additional support to facilitate a porch addition. Skipping the installation of additional strongholds will result in posts and footings that are typically not strong enough to do the job, and ultimately failure will become a safety hazard.

  • We go over all your porch flooring options during our consultation including adding screening under the deck boards to keep bugs from coming into your porch from the underneath. We give you the choices and budgetary incentives about the best flooring options including tongue and groove, cement, pavers, and composite and wood decking. The ideal outdoor living space for most homeowners is not only beautiful, but is also loaded with functional and versatility. One of the most commonly ignored areas of an outdoor living space on projects that include an elevated or 2nd story deck is the space under the deck. Here at Archadeck of West Central and Southwest Ohio, we take the area under your deck into consideration as viable outdoor living space each time we design a new elevated or 2nd story deck, or re-decking project. By using an under-deck guttering system, we are able to provide an outdoor living space that allows you to “have your cake and eat it too”… so to speak!

Whether you have an existing 2nd story deck or are considering adding a new one from scratch, taking advantage of the area below your deck can be a great way to create two outdoor living spaces out of one. Normally, the spaces between the deck boards will cause water to drip down below which can keep you from enjoying the space under your deck in wet weather. We are able to add an under decking system to your deck that prevents any water from dripping down through the decking boards. This is critical when creating an under-deck outdoor living area, but also when building a porch under a deck.

Utilizing the space under your deck can also provide outdoor living space at a fraction of the cost of constructing a porch or screened porch from scratch. Here at Archadeck of West Central and Southwest Ohio, there are three types of under-deck systems we prefer to use. These are DrySnap under deck rain carrying systems, TimberTech’s DrySpace under deck drainage system and the Trex RainEscape deck drainage system. Though each of these systems operate in much the same way in helping to deliver an under-deck space you and your family can use as a versatile, protected, shade structure, their installation requirements vary.

Both DrySpace and DrySnap Attaches to your new or existing deck joists. Both systems effectively turn lower level patio space into extra leisure and storage space by creating a usable dry space under your deck. The DrySnap system is made up of vinyl ceiling panels that collect and drain water away from your deck space. It also provides a maintenance-free ceiling that covers any unsightly underside areas of your deck resulting in a clean, dry outdoor space you can utilize for a myriad of functions. This system delivers a look similar to that of a charming beadboard finished ceiling. DrySpace is made from solid extruded vinyl which also provides a maintenance free ceiling. The aesthetic differs slightly from that of DrySnap because it resembles the more rustic look of an exposed rafter porch ceiling, which exudes charm and beauty with this finished look.

Trex Rain Escape is similar in that it allows you to also expand your outdoor living space options by allowing rain to flow through the system and onto the ground or into a rain storage system. The only difference is with this system, you will incur additional expense in having to finish the interior ceiling of your space. Where other under deck systems we use are considered “all-inclusive” at the time of installation, this system doesn’t include a finished ceiling. This can be viewed as either a positive or a negative according to what type of ceiling you have in mind for your space.

Your under deck space can be designed to suit many functions. From an open porch or patio setting to a finished screened room that delivers protection from nuisance insects, or maybe a private covered patio off of a walkout basement — the possibilities are endless. Some homeowners are even installing TVs, speakers, ceiling fans and lights to complement their under deck outdoor living areas. Once the space is protected from interference from rain with one of these systems, it may be outfitted with all the same amenities and accoutrements of any other outdoor living space.
