Increase you sense of home with a covered outdoor living space by Archadeck of West Central and Southwest Ohio

Covered porch ceiling details in Waynesville OHConsidered to be some of the first architecture created, the covered outdoor living space fulfills our desire and need to stay dry when it rains and provides protection from the blazing sun. Can’t you just imagine the Flintstone-type structure with Fred and Barney gilling brontosaurus burgers on their Big STONE Egg? Little has changed throughout the years as it is still very much in our nature to enjoy being outdoors even though we often need protection from the elements. With the popularity of outdoor living ever-increasing, many style options of covered spaces which maximize outdoor livability are available.

Covered porches, screened porches, sunrooms, and three and four season rooms are great examples of sheltered outdoor rooms that extend living spaces and the hours of leisure at home. Archadeck of West Central and Southwest Ohio believes outdoor living spaces with roofs have a practical functionality while they define the room’s parameters and add architectural character. Often homes lack much architectural character, especially in the back. Adding a porch and roof adds that needed character with all the outdoor living benefits. Roofs can also be constructed over existing patios making them part of a combination outdoor living spaces. After all, if you like it, put a roof on it!

Additionally, a return on investment of nearly eighty-percent can be recouped from a covered porch in the resale value of a home. Typically screened porches are not included in the square footage of a listing, but in people’s minds, it’s an extra room, that registers as additional living space.

Convert your existing space into an enclosed area for more comfort and usability

Pick your porch pleasure. covered or screened?Your home’s existing open porch may be sufficient for burgers on the grill or relaxing on a lazy summer day, but what about when the temperatures outside get too hot or too cold, or when bugs or inclement weather force you to stay inside? If you find that your current structure isn’t allowing you to enjoy enough of the outdoor living season, it might be time to enclose that space for more comfort and usability. As the leading custom outdoor living space design and build firm, Archadeck of West Central and Southwest Ohio offers several ways in which to convert your existing space into an enclosed area that will better serve your needs.

Covered porch ceiling details in Waynesville OHWhen homeowners decide to enclose their porch, they often seek to not only extend their living space but also to keep in touch with the outdoors by creating a sense of openness. Enclosing a porch adds value to your home and gives more space in which to spread out and relax, while having a barrier against outside nuisances. When choosing to enclose your existing open porch, structurally, you already have some of the major components in place…the roof, some of the structural overhead framework and the proper footings to support the weight of the roof. From this point you have the ability to turn the space into one of three types of outdoor rooms. Those options include:

• A screened porch – Typically the least costly and increasing in popularity, this option completes each side of the porch with framework and screens instead of windows. When we build our screened enclosures, they can be upgraded later to a single-pane, three-season porch or to an insulated sunroom.

screened porch over new composite deckFor screened porch additions, we use ScreenEze porch systems on the majority of our projects. It allows for screening larger spans and retains its shape. This means less loss of light and more open, unobstructed views than when using traditional screen. Another variable to add even more definition to your screen porch is to install ScreenEze on the inside or outside rail of the space as well. From a distance, this method conveys the look of an open porch when indeed the porch contains screen — innovative and refreshing!

When we say award-winning designs, you can be confident we’re not exaggerating

CoTy Award for NARI Contractor of the Year Miami Valley OH 2015 Fresh from our Outdoor Living Brands annual conference, awards in hand, we returned home in time to be notified of another award Archadeck of West Central and Southwest Ohio received. We have also been honored with the Contractor of the Year Award (CotY) from our Miami Valley, OH chapter of the National Association of the Remodeling Industry (NARI) and we could not be any more elated! This is especially exciting for us because this means our distinctive combination outdoor living space in Clear Creek Township, OH won two awards this year, from two different prestigious associations.

Combination outdoor living spaces are considered a favorite amongst clients and builders, so it seems only fitting that our awe-inspiring combination project in Clear Creek Township, OH was the winning design for the CotY in the category of Residential Exterior projects. Archadeck of West Central and Southwest Ohio believes an “outdoor living space combination” is achieved when the function and aesthetic assets of two or more outdoor structures are merged within the design and construction to allow them to function as one large space.

Dayton and Cincinnati's premier outdoor living structure designer and builder

For this outdoor living space combination project, our clients expressed their desires for an outdoor living space that allowed them the best of both worlds; a covered porch perfect for dinners al fresco or an escape from inclement weather combined with a large open hardscape upon which they could entertain and bask in the sun during the day as well as enjoy evening celebrations under a star filled night sky. We custom designed and built this combination outdoor living space to fulfill, if not surpass, their outdoor enjoyment wishes as well as create a structure and space that blended seamlessly with their home’s original style. As confirmed by multiple awards for the finished space, we succeeded!!

Waynesville OH outdoor living space expertsThe details of our award-winning space include a spacious open deck and porch finished in all low-maintenance materials. For the covered porch we used Envisions decking in the warm hued “Spiced Teak” for the flooring and stairs, a rustic-inspired pine tongue & groove material for the ceiling, durable white vinyl railings and for continuity, wrapped the porch posts also in white vinyl. The porch stairs graciously step down to the large curved paver patio including an integrated custom fire pit, all of which were constructed with Oberfield Tumbled Pavers in neutral tones to enhance the decking and exterior of the home. To complete the design and provide symmetry, Archadeck Outdoor Living installed a second sconce above the door(s) that lead into the porch. This combination outdoor living space truly exemplifies the visual interpretation of poetry in motion, as you can see in the pictures below.

Our recent combination project in Clear Creek Township flows like poetry in motion:

Outdoor Living at its best in Clear Creek Township by Archadeck of West Central and SW OhioArchadeck of West Central and Southwest Ohio recently completed this outdoor living space combination project in Clear Creek Township, here in Waynesville. You have probably heard about the benefits of marrying the function, and aesthetic elements of two or more outdoor structures to make them function as one large space; known as an “outdoor living combination”. This project serves as the perfect example of this type of design.

The details of the space include a spacious open porch finished in all low-maintenance materials. We used Envisions decking in “Spiced Teak” for the floor and accented the warm hues with white vinyl railing. We also wrapped the porch posts with white vinyl to extend the low-maintenance qualities and add continuity throughout the design. For the porch ceiling we used a rustic-inspired pine tongue & groove and topped it off with a ceiling fan to promote relaxation and refuge. In addition, Archadeck Outdoor Living installed a second sconce above the door(s) that lead into the porch in order to provide symmetry.

Waynesville OH covered porch and deck pavilions

Descending down the elegant, wide stairs will bring you into the next phase of this winning outdoor living combination. Just off the covered porch is a curved paver patio which includes an integrated custom fire pit! The fire pit was designed with beauty and extended enjoyment in mind as instead of the dramatic “drop off edge” seen in many hardscapes, we used added  two separate layers of pavers to define the edge and show off the patio’s curves. By combining a border course with a soldier course in separate patterns and complimentary colors the patio truly stands out! The entire patio is built using Oberfield Tumbled Pavers in neutral tones to compliment the decking and exterior of the home.

The final touch to this outdoor living combination is the Oberfield fire pit that promises hours of enjoyment to this Clear Creek Township family. This fire pit is built to withstand years of function as it contains a metal ringed interior which assures no cracks from the heat of the fire, or temperature changes, to occur in the pit itself and also protects the surrounding patio.

These Waynesville homeowners are elated with their new outdoor living space and are looking forward to autumn evenings by the firepit, and long summer afternoons in the comfort of their covered porch. Isn’t it time you started living the outdoor lifestyle you crave? Archadeck can make it happen!

Dayton & Cincinnati’s deck and porch builder gives a lesson in porch 101

Pick your porch pleasure. covered or screened?

Pick your porch pleasure; covered or screened?

As the Dayton and Cincinnati area’s premiere choice for custom outdoor living structures, we are seeing an increase in requests for porches. This includes covered porches, screened porches and porches integrated into an outdoor living combination consisting of two or more structures. The reason behind the increased interest in porches is simple: porches allow protection that “open air” structures don’t. This protection allows homeowners to extended outdoor living enjoyment and more choices when utilizing their space.

For example, a covered or screened porch used in conjunction with a deck or patio will provide a place to continue the fun in the event a summer shower creeps up. Porches also serve as a wonderful way to add shade to a sunny backyard, and even protection from insects (especially pesky mosquitoes) with a screened or 3-season porch! A porch truly enables homeowners to “have their cake and eat it too” within their own outdoor living space.

screened porch over new composite deck

Some of the ways our porches stand apart from your typical porch addition is the quality we pour into each of our covered and screened porch designs. Here is a list of the most important considerations when contemplating a porch addition to a new or existing outdoor living space:

  • Screened porch deck combinations

    Screened porch & deck combination.

With any porch addition, roof tie-in is the first consideration. You need to become familiar with your tie-in options and which area of your home makes the best candidate(s) for the job. Whether the porch is tied into an existing roof or wall, there’s almost always one optimal solution. You don’t want someone to just take your gutters down and attach a fascia board, this is rarely, if ever, the best way to tie-in your porch addition.

  • Screen Eze screen system allows large spans and becomes almost invisible with the rails placed outside the screen.

Screen Eze screen system allows large spans and becomes almost invisible with the rails placed outside the screen.

When Archadeck of West Central and Southwest Ohio builds a porch roof we use traditional framing methods and we always match the shingles to the existing shingles of your home. A well-designed and built porch, like any quality outdoor living addition, should appear original to your existing home once completed.

  • For screened porch additions, we use ScreenEze systems on the majority of our projects. ScreenEze allows for screening larger spans and retains its shape. This allows you less loss of light and more open, unobstructed views than when using traditional screen. Another variable to add even more definition to your screen porch is to install ScreenEze on the inside or outside rail of the space as well. From a distance, this method conveys the look of an open porch when indeed the porch contains screen — innovative and refreshing!
  • we used a T&G pine cathedral ceiling with an open screened gable end and Velux skylights.

We used a T&G pine cathedral ceiling with an open screened gable end and Velux skylights on this screened porch in Springboro, OH.

If your project involves conversion of an existing deck into a porch, we always inspect the deck thoroughly to ensure that the structure is strong enough, and capable of supporting a roof. Decks are rarely built to hold up structurally to the weight of porch walls and a roof. Beware of any builder that tells you your deck doesn’t need any additional support to facilitate a porch addition. Skipping the installation of additional strongholds will result in posts and footings that are typically not strong enough to do the job, and ultimately failure will become a safety hazard.

  • We go over all your porch flooring options during our consultation including adding screening under the deck boards to keep bugs from coming into your porch from the underneath. We give you the choices and budgetary incentives about the best flooring options including tongue and groove, cement, pavers, and composite and wood decking. Having a complete list of choices available at your fingertips will enable you to make a more informed choice and will make you happier with your space for years to come!
  • Screened in Porches That Blend Right Into Your Home

We specialize in porches that blend effortlessly into your existing home.

We also discuss the importance of traffic patterns, size and flow within your porch. These details will minimize surprises in how your outdoor furnishings fit realistically within your anticipated space and how doors will impact your flow to and from your porch. We discuss the door(s) that lead from your house into the porch, and also the door that leads you from the porch into the yard. Your builder should go over how each will affect your space and placement needs. Making sure your doors are in the right place to minimize the impact of traffic flow within your porch will ensure your porch is dedicated to outdoor living rather than just a way to access your yard as a “short cut”  from your house.

Archadeck of West Central and Southwest Ohio has been providing award-winning outdoor living spaces to the Miami Valley since 1990, Including many covered and screened porch projects. When we meet with you to discuss a porch addition for you and your family we actually listen to your wants and needs in order to provide a porch that will not only meet, but exceed your expectations.
