Beloved Miamisburg pergola gets a re-do and a little enhancement for beauty and function.

Miamisburg, OH, pergola makeover.

Miamisburg, OH, pergola makeover.

Recently, we received a call from homeowners in Miamisburg and their first question was if we could re-do an existing pergola which was absolutely loved, but had just gotten worn out over the years. When we responded, “You bet we can!”, they were so thrilled, they scheduled their consultation right on the spot. No matter if you need to have your outdoor living space re-done, made over, upgraded, redesigned, converted, remodeled, overhauled, improved or enhanced with the integration of another type of structure or even if you are starting from scratch and want a custom designed and built outdoor living area, Archadeck of West Central and Southwest Ohio is your first choice for all of these projects, plus a whole lot more!

Before:

Before:

During the onsite consultation with the homeowners, it was clear their existing over deck pergola was in need of a makeover, as you can see from the picture below (one of many we took at this initial visit). The old pergola was severely worn in multiple places and the painted wood was faded and warped, showing its age. We discussed the variety of functions this perfectly placed structure had performed in years past, and what they hoped the re-do would allow it to continue to do for many more years to come. They placed great value on their beloved pergola and were anxious to have it back in grand working order.

Upon our further inspection of the entire space, we discovered the exiting steps would also need to be rebuilt as well as the concrete pad, due to its settling and sinking over time.  With just a few more questions for the homeowners, a single enhancement was agreed upon, material selections were made and measurements were taken. Our project plan was in place and ready to begin with the proposal, rendering and contract approved and signed.

We tore down the ragged framework and rebuilt the pergola using the existing footprint of the old structure. Pressure treated wood was used for both the pergola and the exit stairs. To enhance the pergola, the design was updated for a more open and airy top rafter portion. Previously, this portion of the structure consisted of nothing more than simple lattice panels.

Miamisburg OH Pergola makeoverThe new space is positively stunning with the added depth and presence the Ogee’ end rafters produce. The homeowners are thrilled with their newly redone pergola and fully satisfied with the work we provided. We’re pleased we were able to fulfill all the needs of these clients plus add an enhancement wow factor for a completed project which is everything they had in mind, and more!

banana split

Our Dayton & Cincinnati outdoor living space creations emphasize the difference is in the details!

banana split

Don’t you agree the details make the finished project more delicious?

Like many other things in life, the details can make a tremendous difference in the outcome, and, in your ultimate satisfaction and happiness. Take for example, a simple banana split; the bananas and triple scoops of ice cream certainly are delicious, but would it be as satisfying if you left out the whipped cream and sweet cherry from the top?  Outdoor living space designs, too, play by the same rules. The details of the design make your experience, and how you view the space more fulfilling. Archadeck of West Central and SW Ohio specializes in providing our customers with a detailed customer oriented design while paying attention to the intricate details that provide a true, custom, one-of-a-kind structure.

  • The details of our hardscape designs: When we design a hardscape, such as a patio, retaining wall, outdoor fireplace or even a custom fire pit, we include the “little extras” that make the addition aesthetically appealing and cohesive. For example, when designing an outdoor living combination containing a deck and patio combination. Often, the deck is rectangular or square. In order to “soften” the linear feel of the space, we will design the patio with curved, rounded edges. We also like to add a soldier or sailor course to the outer edge of many of our patios to help define the transition from the patio into the landscape. We will often introduce the use of another color into the border as well. This results in a dramatic impact aesthetically and increases the WOW factor!

  • How we “cope” with the details: When referring to “coping” with the details, we mean it in the literal sense. A little detail we often include in many of our hardscape designs, including fire places, ledges, and pillars is the use of three-dimensional coping to visually enhance our structures. Take a look at what we mean:

  • More details – Not your traditional deck:  The details don’t end with our hardscape designs. As you can clearly see, our custom deck designs often include curved, radius edging, picture framed borders, integrated seating and plants along with other intricate details you just don’t see everyday!

There are thousands of little details that go into designing and building an outdoor living  project – some that you see, and some that you don’t.  But their sum total makes up the look, feel and underlying quality of the project as a whole. There are many details that are standard in our designs – both aesthetic and structural – that come as a result of having built thousands of projects. As you can clearly see, Archadeck of West Central and Southwest Ohio knows the difference in your satisfaction and happiness for years to come lies within the details.

When it comes to the size of your deck is bigger really better?

This deck in Cincinnati is full of all the comforts of home.

This deck in Cincinnati, OH is filled with all the comforts of home!

You are probably familiar with the old saying “bigger is better”, right? As Americans, we generally assume this old saying rings true — hence our affinity for bigger cars, houses and yes, super size fries. One of the biggest trends in deck design is their increase in size over recent years. However, this increase is not for some of the reasons that may first come to mind: for example to show social status or to facilitate a larger family unit. The reasoning behind building bigger decks is simple. It is because homeowners crave a transference of the comforts and function they have in their interior living space, outdoors.

A better way to gauge the benefits of choosing to go larger when designing your ideal deck space is to look at it this way: ” in most cases, inside your home, you have a dining room, kitchen, living room and family room. Homeowners are requesting these same spaces be designed into their deck, with areas for dining, a sitting or socializing area, and of course a cooking area. “A recent article published by Remodeling Magazine featuring input from owner of Archadeck of West Central and SW Ohio Tim Stephens, points out that “the 200-square foot deck in increasingly looking like a relic of the past as more homeowners push for more outdoor living space, and remodelers and builders are lining up to accommodate them.”

Designated dining area on this deck in Cincinnati, OH.

A large-scale deck design that encompasses the feel of an “outdoor living room” does take longer to plan, design and build as compared to the “typical” decks of the past. However, the benefits and extended function a larger, well-planned deck provide are worth the additional time they take to complete. Archadeck of West Central and Southwest Ohio custom designs each portion of our decks to cater to the individual function our customers seek. We have built several decks right here in the Dayton and Cincinnati area that measure 1,500 square foot of outdoor living space, or more.  In comparison, spatially, these decks speak to the size of what could encompass the space of a small home! To get the most out of your deck, no matter what size you have in mind, efficient and even clever use of space is very important.

Here are 10 ideas courtesy of Remodeling Magazine to ensure the best use of space when planning for your dream deck:

#1) Think in layers – Not so long ago, decks both large and small used to be flat, square, single-surface spaces. But the larger the deck, the more it calls for curves, multiple levels, staircases, built-in seating, and railings.

#2) Capture the curves –  Flexible composite decking allows for accentuation of the curves within a deck design and is a favorite among deck builders who are partial to curved surfaces, sidewalks, and staircases, which can create an eye-catching segue between two levels of the deck.

This deck in Springborough, OH features an interior and exterior curved radius bench.

#3) Move the eye along – Add a focal point or two to a large, empty span of deck by building a planter or fire pit in the middle and lining the perimeter with built-in seating.

#4) Create drama – Accentuate curves, railings and fascia boards with a contrasting color to create a frame around the deck floor. Incorporate inset designs, like diamond shapes in alternate colors, to create something unique for each homeowner. And don’t be shy about mixing materials on a big deck: faux stone columns, a metal roof, or a granite countertop on a built-in food preparation area will make the outdoor room look more upscale and custom-designed.

This deck replaces an aging wood deck with a low maintenance TimberTech deck with graceful eased radius corners, floating benches with Deckorators faux stone columns and contrasting deck inset.

#5) Proportions matter – An 1,800-square-foot deck on the back of a 2,000-square-foot home is probably too big to “go” with that house. Size up within reason.

#6) Add some shade – A homeowner who springs for a 600-square-foot-plus deck is going to want to use it as often as possible. A pergola, awning, canopy, or roof over the deck will allow the client to cook, entertain, or relax outdoors even on hot, sunny days or during rain showers. Any shade structure should be as low-maintenance as the deck itself.

#7) Prepare homeowner/clients for a possible long wait –  It takes a long time to build a big deck. Especially if the outdoor room will be home to electric and gas appliances, the job will include an electrician, a plumber, and the local building inspector. If the deck includes multiple tiers, the builder might need to consult with an engineer or architect.

#8) Consider the view –  If the upper tier of a two-story deck is right over the lower one, take care with the placement of the posts so they’re not too close to doors and windows, where they can block the homeowner’s view and path to the yard. Also, build in an under-deck gutter to catch rain that falls on the upper deck so it won’t soak the deck’s lower level and its inhabitants.

#9) Leave enough room –  Even a big deck can run out of room if the design includes a hot tub. A typical 7-by-7-foot spa takes up at least a 10-by-10-foot space so there’s enough room around it for a railing, a privacy screen or a path for bathers and maintenance techs to walk around it.

Let us design and build a custom deck you can enjoy day into night!

#10) Make it useful –  Include heat and light so the owners can use their deck after dark and during at least three seasons. Popular options: built-in fireplaces and fire pits and ceiling-mounted heaters. You’ll have plenty of room for them.

So, to answer the question “is a bigger deck better”, it all depends on your individual needs and personal tastes. If you are looking for a deck that delivers layers of extended function, or a deck with that outdoor room feel — then, most definitely bigger is better!

This outdoor living space in Spring Valley, OH defines all aspects of what a true outdoor oasis should be!

Spring Valley OH custom outdoor living designs

This outdoor living combination space in Spring Valley, OH, is multi-functional and steeped in multi-faceted beauty!

Our focus project this week is one that is worth bragging about! This outdoor living combination space in Spring Valley, OH, includes a spacious low-maintenance 2nd story deck, beautiful pergola and under deck living space. The project was nominated for a 2013 Contractor of the Year Award (CoTY) in the specialty decks category, and will also be featured in an upcoming local home magazine.

The completed design allows the homeowners to view their children, and the backyard pool, from every angle.

When the homeowners contacted Archadeck of West Central and SW Ohio they were interested in replacing their large wooden deck. Their existing deck was void of any design characteristics as it was in essence, designed like a big platform. These Spring Valley homeowners also wanted the new outdoor space to be low-maintenance and loaded with function. Their ideal space was one that would incorporate shade and enable them a view of the backyard pool from all angles so they could comfortably watch their children play from anywhere in the space.

Raised dining area on Spring Valley OH custom Fiberon Deck

Every element of this outdoor living design is built with form and function in mind.

The new design we came up with is nothing short of an outdoor oasis. We were able to fulfill all the needs of the homeowner with an elegant outdoor living space combination that allows the area to function in unison while still allowing separate dedicated areas of function within the design. The new deck, patio and under deck outdoor living area overlooks the pool, the homeowner’s beautiful landscape and even their beloved Koi pond and waterfall, also located on the property. For these homeowners, the new design is a match made in Heaven, and is everything they had in mind, and more!

Custom fabricated pergola on Spring Valley OH deck

The custom fabricated pergola is low-maintenance and high-aesthetic!

The deck is built using low-maintenance Fiberon decking in Rosewood with a vinyl Mount Hope rail in Cape Cod T-Rail. We installed Kichler low-voltage deck lighting for safety and for adding ambiance to the space as well. The deck features a custom-fabricated white vinyl pergola with innovative fixed louvers and interlocking slats which deliver optimum shade. Underneath the deck is just as noteworthy as the upper portion, as all the posts and beams are wrapped in rough-hewn cedar and finished with interlocking concrete pavers at their base. The introduction of cedar into this space adds an elegantly rustic contrast to the seamless design. Under the deck, is a finished, ultra-functional and versatile outdoor living space. This space was achieved by installing a DrySnap under-deck rain carrying system which allows the area under the deck  be utilized to the same benefit evident in a covered porch or patio setting. The area is conveniently located just off the Mother-in- law suite and is easily accessible from the first story of the home. The homeowner had never heard of DrySnap and was elated to learn how much function this system added to the overall project, and how much brighter it made the space too!

The completed project has turned out to be everything these Spring Valley homeowners had anticipated and more. Their new outdoor living space is packed with so much beauty and function, during the warmer months they hardly have to venture indoors. The homeowners plan to add a paver patio onto this oasis in the coming spring which will enliven this well-appointed backyard even more! We look forward to returning to Spring Valley to create more outdoor living magic!

Archadeck Outdoor Living of West Central & Southwest Ohio discusses why pergolas are so hot!

Tan vinyl freestanding pergola with round columns in BeaverCreek OH

Pick up any home and garden magazine and you will notice the pages are filled with  images of pergolas. Pergolas serve many aesthetic and functional duties and come in a plethora of styles, sizes and materials. We have watched the popularity of the pergola grow over the past few years to epic proportions. Whether used alone in the landscape or garden, as a shade structure, or used in conjunction with another outdoor living structure, the pergola has become a timeless backyard fixture in its own right.

A great example of the early pergola.

A great example of the early pergola. Ancient walkway with grapevines in Settimo Vittone, Northern Italy

The pergola’s popularity is nothing new. The origins of the pergola trace all the way back to the 1654 when it was borrowed from the Italian word, pergula, meaning a projected eave. Of course, the Italians were believed to have used the pergola for growing grapes and other climbing vegetation. Since the pergola’s vertical design allows vegetation to grow upward, it allows for better use of space. The modern pergola has moved out of the vineyards and into the backyard as an elemental design piece that is not only beautiful but also multi-functional.

Pergolas can be used to add depth and help define a deck or patio, placed within the landscape with seating or even a swing to create a special spot to read or just relax.  Pergolas also allow design freedom within an outdoor space through the use of  materials you can utilize for your design. This will help you create an eclectic space that is a true one-of-kind original.

Here at Archadeck of West Central & Southwest Ohio, we design and build pergolas to accommodate various needs of our clients. Aside from the obvious appeal they add to your home and landscape, shade is one of the biggest reason homeowners build pergolas. Pergolas do deliver a measure of shade to a sunny outdoor space. The amount of shade pergolas can provide is  dependent on the construction details of the pergola itself. A pergola that is built with wider rafters or cross beams that are placed closer together will provide more shade than one built with these elements spanning farther apart. However, all shade factors are influenced by the intended placement of your pergola in correlation to the direction and amount of sunlight your location receives. Keep in mind this can change with the seasons as well.

In addition to designing the pergola to deliver the most shade benefits, homeowners can also add shade canopies, awnings or curtains to their pergola to receive even more protection from the sun. Many of these options look quite nice and are designed with an extra measure to help block the dangerous UVA and UVB rays from the sun.

Here is a glimpse into some of the shade amendments we use to maximize the pergola’s shade benefits…

  • ShadeFX pergola canopies – These are retractable pergola canopies that protect you from both sun and rain. This innovative product will protect not only you and your family from the ravages of the sun, but will add years onto your outdoor living furnishings. They also look as pretty in the winter as in the summer, a huge plus with homeowners who want to keep their outdoor living space looking its best year-round.
  • ShadeTree canopy used on this pergola built by of West Central & Southwest Ohio

A ShadeTree canopy was used on this pergola built by of West Central & Southwest Ohio

ShadeTree pergola canopies -These are the romantic, “billowy” canopies that many homeowners ask for by name!  These elegant canopies can be removed and stored seasonally by just loosening the top lock brackets and roller locks, and then each canopy can be quickly rolled out of the tracks. The tracks can remain up. They can also be made to cover an area the width needed by simply adding additional canopy sections or by custom ordering. Rain easily runs off the sides of the extended canopies. If water collects suddenly in a heavy rain, the weight of the standing water activates a “release mechanism” so the rain can run off the sides to eliminate the water build-up.

  • Mosquito curtains – Mosquito curtains can be installed onto your pergola via a track system. These curtains look great and offer protection from nagging and dangerous mosquitoes, as well as sunscreen protection. Homeowners can customize the look of their pergola with a wide variety of options to fit any style, or taste.
