The main goals of this clients was to add privacy within their existing outdoor living space, and to extend the space to make it more functional. Archadeck of West Central & Southwest Ohio addressed both of these goals within a simplistic design. Additional square footage was added to their existing paver patio and screened panels were added to the perimeter of the space. the beauty of these screened panels is they not only look the part, they keep prying eyes at bay and vice versa, but without giving the “feeling” of being fenced in.

Archadeck of West Central and Southwest Ohio discusses why plastic deck coatings are not the answer to your decking woes

In our line of business we have seen many deck owners place their hopes of restoring their aged or worn wooden deck into products that usually only offer false promises. Case in point are the “paint on” plastic deck coatings you may have seen on TV or noticed in the “big box” home improvement stores. Many retailers have been stocking products in the paint section that appear to put a thick coating on deck boards, giving them the appearance of synthetic decking. These products claim to offer superior protection for the wood and to eliminate splinters, nail-holes and minor cracks with ease of application touting a homeowner can apply the product over the course of a weekend.

We experienced the pitfalls of plastic coatings first-hand recently as we met with a homeowner in regards to redecking his backyard deck after having a bad experience with one of these products. During the consultation the homeowner was quick to point out the surface area reached a temperature hot enough to melt the bottoms of his shoes leaving an imprint of the sole itself within the surface. This, along with other factors, led to consideration of redecking the space.

Although each individual case is different, our experience with “fix all” products such as these is anything but positive. These products only serve as a short-term solution to a long-term problem. Many are made up of epoxy-style coverings that appear to be smooth, flawless and cool to the touch when exposed to the sun but in reality can come out rough and retain heat on structures that have a southern exposure.

Peeling_Blue_PaintIn addition to the many shortfalls these products have, they also require frequent and costly reapplication in most scenarios. With wooden decking, as with any of the effects of sun and water on horizontal surfaces application over rotten wood, damp wood will likely cause failures of the coatings. Other inconsistencies that must also be addressed are tight spacing of existing deck boards and reduced drainage capabilities. The circumference of these coatings will make tight spacing worse, and the area between your decking boards must be cleaned out regularly or face side rot. Flashing issues at the ledger are also a concern as is lack of proper waterproofing over joist tops.

The possibility of success, if any, of using these “paint-on” products lies within the surface preparation itself. Wood needs to be cleaned and free of any debris, oils or grease (this includes barbecue sauce). Prerequisites also include replacement of any loose nails. Manufacturers of the product even recommend your existing deck be screwed down to avoid the chances of any nails working up through the new finish. We are quick to point out these products should not serve as a “fix” for rotting wood or a surface in very bad condition as many deck owners may assume. These products serve as an alternative to conventional sealers or stain, not as a decking repair system.

During these expos and trades shows, we encounter homeowners with a multitude of questions regarding what we do and how we do it. Some come with pictures of their existing outdoor living space or structure (or the lack there of), some pull out quick pencil sketches of what they think they want and some just stop by to dream a little, and we’re comfortable with that.

However, I must confess, after twenty-five  years servicing the Miami and Ohio Valley and surrounding areas, there are some questions we receive and things people say, which still surprise me. Please allow me to share some of our typical, and our not-so-typical questions and our answers:

Q: Your company name begins with Archadeck, so does that mean you only build decks?

We also design and build screen rooms, sunrooms, porches, spa/pool decks, gazebos, pergolas, outdoor rooms…any combination of two or more of the aforementioned,  and so much more!

Q: We love our seventies style split level home and our backyard has a few issues: we want to keep the very large oak tree which is close to the back door and the yard has a slope on the side. Would you still be able to give us a multifunction outdoor living space which includes a deck, but doesn’t look like it was just stuck onto the back of the house?

A: The new deck complements the Tudor architecture of this home in Cincinnati, OH.Absolutely! Our composite deck cleaning service uses a safe, oxygenated cleaner that’s highly effective at removing black stains caused by algae, dirt, grime and weathered graying common on composite wood surfaces. Unlike chlorine bleach, our environmentally friendly deck cleaner is biodegradable and will not harm composite wood fibers, pets, grass or most plants.

We recommend cleaning and sealing your hardscape every three to seven years, depending on environmental aspects and traffic of the area. Both of these conditions can be particularly harsh on natural stone patios, often causing staining or corrosion on the surface. You can protect your hardscape with a sealant which not only defends against those elements, but enhances the stone’s appearance at the same time. Additionally, with the use of an innovative, “breathable” product which can be applied as soon as pavers are installed without trapping efflorescence (the whitish powder that naturally rises to the surface of a hardscape following installation) “cure times” are eliminated.

If your patio has been in service for several years, any grease, dirt, paints, waxes and other surface contaminants must be thoroughly removed prior to the application of stain or sealer. Once the stain or sealer has been applied and allowed to dry completely, the surface will again need to be washed to remove any residue left over from the staining process. We do this using a neutral cleaner as to not damage the surface.

Like many other things in life, the details can make a tremendous difference in the outcome, and, in your ultimate satisfaction and happiness. Take for example, a simple banana split; the bananas and triple scoops of ice cream certainly are delicious, but would it be as satisfying if you left out the whipped cream and sweet cherry from the top?  Outdoor living space designs, too, play by the same rules. The details of the design make your experience, and how you view the space more fulfilling.   • The details of our hardscape designs: When we design a hardscape, such as a patio, retaining wall, outdoor fireplace or even a custom fire pit, we include the “little extras” that make the addition aesthetically appealing and cohesive. For example, when designing an outdoor living combination containing a deck and patio combination. Often, the deck is rectangular or square. In order to “soften” the linear feel of the space, we will design the patio with curved, rounded edges. We also like to add a soldier or sailor course to the outer edge of many of our patios to help define the transition from the patio into the landscape. We will often introduce the use of another color into the border as well. This results in a dramatic impact aesthetically and increases the WOW factor!

  • How we “cope” with the details: When referring to “coping” with the details, we mean it in the literal sense. A little detail we often include in many of our hardscape designs, including fire places, ledges, and pillars is the use of three-dimensional coping to visually enhance our structures. Take a look at what we mean:

Our recent combination project in Clear Creek Township flows like poetry in motion:

Outdoor Living at its best in Clear Creek Township by Archadeck of West Central and SW OhioArchadeck of West Central and Southwest Ohio recently completed this outdoor living space combination project in Clear Creek Township, here in Waynesville. You have probably heard about the benefits of marrying the function, and aesthetic elements of two or more outdoor structures to make them function as one large space; known as an “outdoor living combination”. This project serves as the perfect example of this type of design.

The details of the space include a spacious open porch finished in all low-maintenance materials. We used Envisions decking in “Spiced Teak” for the floor and accented the warm hues with white vinyl railing. We also wrapped the porch posts with white vinyl to extend the low-maintenance qualities and add continuity throughout the design. For the porch ceiling we used a rustic-inspired pine tongue & groove and topped it off with a ceiling fan to promote relaxation and refuge. In addition, Archadeck Outdoor Living installed a second sconce above the door(s) that lead into the porch in order to provide symmetry.

Descending down the elegant, wide stairs will bring you into the next phase of this winning outdoor living combination. Just off the covered porch is a curved paver patio which includes an integrated custom fire pit! The fire pit was designed with beauty and extended enjoyment in mind as instead of the dramatic “drop off edge” seen in many hardscapes, we used added  two separate layers of pavers to define the edge and show off the patio’s curves. By combining a border course with a soldier course in separate patterns and complimentary colors the patio truly stands out! The entire patio is built using Oberfield Tumbled Pavers in neutral tones to compliment the decking and exterior of the home.

The final touch to this outdoor living combination is the Oberfield fire pit that promises hours of enjoyment to this Clear Creek Township family. This fire pit is built to withstand years of function as it contains a metal ringed interior which assures no cracks from the heat of the fire, or temperature changes, to occur in the pit itself and also protects the surrounding patio.

Our unique outdoor oasis in Xenia, OH combines low-maintenance with high-aesthetic

Here at Archadeck of West Central and Southwest Ohio we are designing and building more and more structures with an impetus on moving the interior living room outside, than ever before. With this in mind, we can’t think of a better example of this trend than our dynamic project in Xenia, near Dayton, in Greene County, OH.

When these homeowners contacted us, they had an existing covered back porch across the back of their home. Their goal was to create an outdoor living space that incorporates all the things they love about the indoors, outdoors, with areas for sitting, cooking, dining and any many other functions. Archadeck of West Central and Southwest Ohio designed an outdoor oasis that combines varied  textures and functional areas to provide these dynamics. The space also integrates their existing open back porch to the new deck via overhead structures, originality and style!

This beautiful project was featured in housetrends magazine outdoor living issue in June 2013 titled “Surviving the great outdoors” with the focus of creating shade and privacy in your backyard. The project also earned Archadeck of West Central and Southwest Ohio the prestigious NARI Contractor of the Year award in 2009.

The spacious deck is built with Fiberon Mahogany Tropics decking. The decking is low-maintenance and is complemented by Fiberon Provincial composite railing in white, The curved design of the deck is not only appealing to the eye, it ensures smooth transition as you pass from one space into another by leaving no sharp corners intruding into the deck proper. This beautiful deck also features Hadco low-voltage lighting which makes the space a pleasure to utilize in the evening, by adding romance and ambiance.

The deck includes two stunning pergolas, one of which distinguishes the grilling area and the other lends shade to a designated sitting area. Each of the custom-fabricated white vinyl pergolas are flanked by graceful Georgian columns and feature innovative fixed louvers and interlocking slats to deliver optimum shade. The benefits don’t end with the double pergolas; however, the design also includes a custom screened two tiered roof vinyl gazebo with cupola. This unique take on the traditional screened room delivers 360 degree views of the landscape. The gazebo also allows the homeowners to enjoy the outdoors within an insect-free, shaded space that provides protection from inclement weather.

Our focus project this week is one that is worth bragging about! This outdoor living combination space in Spring Valley, OH, includes a spacious low-maintenance 2nd story deck, beautiful pergola and under deck living space. The project was nominated for a 2013 Contractor of the Year Award (CoTY) in the specialty decks category, and will also be featured in an upcoming local home magazine.

When the homeowners contacted Archadeck of West Central and SW Ohio they were interested in replacing their large wooden deck. The new design we came up with is nothing short of an outdoor oasis. We were able to fulfill all the needs of the homeowner with an elegant outdoor living space combination that allows the area to function in unison while still allowing separate dedicated areas of function within the design. The new deck, patio and under deck outdoor living area overlooks the pool, the homeowner’s beautiful landscape and even their beloved Koi pond and waterfall, also located on the property. For these homeowners, the new design is a match made in Heaven, and is everything they had in mind, and more!

The custom fabricated pergola is low-maintenance and high-aesthetic!

The deck is built using low-maintenance Fiberon decking in Rosewood with a vinyl Mount Hope rail in Cape Cod T-Rail. We installed Kichler low-voltage deck lighting for safety and for adding ambiance to the space as well. The deck features a custom-fabricated white vinyl pergola with innovative fixed louvers and interlocking slats which deliver optimum shade. Underneath the deck is just as noteworthy as the upper portion, as all the posts and beams are wrapped in rough-hewn cedar and finished with interlocking concrete pavers at their base. The introduction of cedar into this space adds an elegantly rustic contrast to the seamless design. Under the deck, is a finished, ultra-functional and versatile outdoor living space. This space was achieved by installing a DrySnap under-deck rain carrying system which allows the area under the deck  be utilized to the same benefit evident in a covered porch or patio setting. The area is conveniently located just off the Mother-in- law suite and is easily accessible from the first story of the home. The homeowner had never heard of DrySnap and was elated to learn how much function this system added to the overall project, and how much brighter it made the space too!

Choosing a winter construction timeline for your outdoor living project will have you sitting pretty in time to enjoy the debut of the outdoor living season!

Here at Archadeck of West Central & Southwest Ohio homeowners often ask us when is the best time to move forward in pursuing their outdoor living structure project. While there is never really a wrong time to begin your outdoor living space project, there are advantages to designing and even building during the winter months.

A smart reason to build your outdoor structure in winter months is there is less wait time to begin construction. Gaining approval through HOA’s and permitting will take less time because there is less backlog and this makes the wait-time minimal in most cases. Making the decision to build now will ensure being able to enjoy the benefits of your new structure sooner and in plenty of time for the arrival of the warm season ahead. Keep in mind, when dealing with a quality builder wait times can be longer, especially during the outdoor living season. Deciding on a fall/ winter project can reduce those wait times by half or more.

If you are considering a structure built from wood, a winter project will provide many benefits, here is why–Like the many positive attributes that go along with aging a bottle of fine wine, wood also requires a time period of acclimation. The laws of expansion and contraction all apply when it comes to working with wood. All wood is hygroscopic, meaning that when exposed to air, it will release or pick up moisture until it is level with the humidity and temperature of the air. Humid conditions, such as those typical to our summers, will cause more rapid expansion and contraction of wood that is not yet sealed for protection against the elements. A structure built from wood needs to cure for a period of time before the sealer or paint will properly adhere to the wood and promote beneficial protection qualities. By choosing to build during the least humid time of year, your wooden structure will have ample time to cure in preparation to accept the sealer or paint you choose.

Another key consideration when planning a project timeline for your outdoor structure that is often an afterthought with less-seasoned builders is how the project may affect your lifestyle and surrounding landscape. Choosing to build during the cooler months will impact your lawn and landscape less than if you chose to build during the spring and summer months. Wet turf damages more easily, as does turf that is under stress from temperatures and higher humidity. Building in the fall and winter will ensure you avoid both of these obstacles. It is also important to note that along with perennial grasses, most shrubs and plants are in their dormant stages during the fall and winter. During dormancy, these plantings are less likely to experience permanent damage from having to be trimmed, pruned or altered to accommodate the addition of a backyard space. Aside from the landscape, construction during the winter will cause less of an interruption in your life since most people use their yards less during these months. This means the noises and materials will be less of an annoyance than they would be when you are using the yard a lot during the spring and summer months. Like the old saying goes, “out of sight means out of mind”.
